Grove Park, Camberwell
Roomy and well-positioned one bed conversion flat of 556 square feet, with large shared garden plus private patio - with direct access to these outside areas from your reception room (there are just six flats in the building). Find it on the ground floor of a handsome Victorian semi-detached house on the northern side of Grove Park, within the Camberwell Grove conservation area. Peckham Rye and Denmark Hill stations (both Zone 2) are your closest, with regular and London Overground services. Walk to either in just 10 minutes. London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water) - among other destinations - are quickly reached. Leasehold.
Open the original front door into the communal hall. Upon entering the flat through your own front door, the windowed bathroom is the first room you’ll reach, right of the hallway. This has contemporary white sanitaryware with large profile wall tiling, and an over bath shower. Next door is a chunky double bedroom with east-facing window, stretching over 15 feet by over 9. It’s generous enough to zone a dressing area alongside the sleeping area, as the current owners have done.
At the foot of the hall you open into the large reception room of over 14 feet by over 12. Double doors (complete with the ever-requested cat flap!) open out onto the private patio and communal garden beyond. You've a huge shared lawn, and shared shed, too. Swing a right through an arch into the double-aspect kitchen of over 14 feet by over 6. Pale fitted wall and base units provide plenty of storage here, and glossy green tiles look good against white walls (the flat is white and bright throughout).
This is a jolly lovely place to call home. Leafy and green, yet close to transport and to three town centres: Peckham, Camberwell and East Dulwich.
Popular Bellenden Road is a 10 minute walk away with eateries such as Artusi, The Begging Bowl and Ganapati, and independent shops such as The General Store and Review. Cafe culture is alive and kicking; check out Anderson’s on Bellenden Road, and Small White Elephant and Petitou on Choumert Road. Central Camberwell is a similar distance by foot. We like The Camberwell Arms, Nandine, The Pigeon Hole cafe, Theo’s, The Hill Bakery and The Crooked Well especially. Camberwell leisure centre is also a good spot for a smart Victorian pool, and good gym facilities plus classes. Or pop down to Butterfly Tennis Club or Zen Yoga (both are even closer, at the foot of Camberwell Grove).
Lettsom Gardens is popular with locals; you can get your key for a nominal yearly fee. A large Sainsbury’s store is close by on Dog Kennel Hill, by Dulwich Hamlet FC. Local parks include Ruskin Park – with bandstand events throughout the summer, Warwick Gardens and Peckham Rye Park and Common.
Central Peckham is quite the cultural and social hub, with funky Peckham Levels, and Frank's and The Bussey Building's rooftop bars in the warmer months, alongside Peckham Plex Cinema, banks and handy high street shops on Rye Lane. There’s more to come for the area too: Peckham Rye Station is being improved and reworked, with the area around it, and watch this space for The Peckham Coal Line.
