Grove Lane, Camberwell
A classic and rarely available Georgian home of 2318 square feet on desirable Grove Lane in the Camberwell Grove conservation area, just a 5 minute walk from Denmark Hill Station (Zone 2 and Overground). The house is in lovely condition, with restored original Georgian features and walk-in wine cellar. There are charming views of St Giles Church from the front. Laid over five floors, it is currently arranged with four bedrooms but would easily convert to different layouts. As well as the main house there is a detached cottage of 756 square feet at the rear of the walled garden, with integral garage and independent access. Permit-parking is available on the street for residents.
The approach to the house is picturesque, with a mature cherry gently framing the view. On the lower ground floor is a front bedroom or study with en suite shower room and WC. To the rear is a large utility room with alcove storage. Up on the ground floor a delightful 28ft through kitchen and dining room runs the entire depth of the house, with views over the gardens at each end. Both rooms have marble fireplaces and floor to ceiling built in cabinets to the alcoves. Up the stairs, past a handy WC, the first floor houses the main reception rooms - a sumptuous front drawing room in a warm mid grey with soft pale carpets and a rear family room overlooking the garden.
A large bedroom spanning the width of the house and equally capacious bathroom (13ft!) are on the second floor. The opulent bathroom has bath, separate shower and a marble topped basin. There are two more big double bedrooms on the third floor sharing another bathroom, the third in the main house. Lots of storage is up here too in the form of large, built in cupboards on the landing.
Every gardener's dream, a walled garden of 46ft is laid out as two paved terraces with lush planting and plenty of mature shrubs. At the end of the garden is a two-storey detached cottage with integral garage - both are independently accessible from a road at the rear. The cottage has a good sized kitchen/diner on the ground floor and a living room and bedroom with en suite bathroom on the first - the perfect annexe.
Your most local and extremely well-liked (and Ofsted-rated ‘Good’) school is Lyndhurst Primary. Walk there in 3 minutes. The Villa Nursery and Pre-Prep School is also close and the Dulwich schools are but a short drive. The Butterfly Tennis Club is very local and community-focused, and next door, find Zen Yoga Studio with loads of classes. Camberwell leisure centre is also a short walk from the house, on Artichoke Place.
Central Camberwell has loads of top restaurants, cafes and pubs. We particularly rate: Theo’s, The Camberwell Arms, Viet Cafe, Silk Road, Love Walk Cafe, The Pigeon Hole Cafe (also open for cocktails later), Daily Goods and The Hermits Cave. Farmers’ Markets of the weekend are at Camberwell Green (Saturday) and Myatt’s Fields Park (Sunday). South London Gallery is also a recommend for the weekend. This patch of south London is heavy on the green space, with Ruskin, Brunswick, Burgess and Myatt’s Fields Parks all local, as well as Lettsom and Lucas Gardens. For more options, Peckham, Dulwich, Herne Hill, Brixton are all a short bus ride away.
London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water) are all quickly reached with multiple transport options close by (Denmark Hill Station is your closest, followed by East Dulwich Station and Peckham Rye Station). You’ve wonderful day and night bus links too, from Camberwell Church Street and Denmark Hill.
