Grove Lane, Camberwell
Georgian town house of 2163 square feet over five floors and with two entrances, on prestigious Grove Lane within the Camberwell Grove conservation area - just a 5 minute walk from Denmark Hill Station (Zone 2 and on the Overground network). The beautiful and bountiful building’s accompanied by a walled ‘city’ garden of over 40 feet. Permit-parking is available on the street for residents.
Beginning with the lower ground floor: you open into the reception room, with a storage vault to your right (under the stairs). A clever bathroom with sunken bath is on your right and you also have a big reception space with opened-up fireplace and alcove shelving. The entire room is over 17 feet by over 13. Beyond is a lobby, utility and bedroom with original York stone slabs underfoot, and a window to garden views. Up a few stairs and there’s a small double-aspect room that can be used as a single bedroom. We think it would make a super utility/boot/potting room. It’s here you access the garden that has lawned, paved and bordered areas. A mature palm impresses.
In the main front door on the upper ground floor and first to your left is a handsome, high-ceilinged reception room of over 13 feet by over 12, with original box shutters to the window, period fireplace, original coving and stripped floors. French doors open (in to the room) onto a fitted kitchen of over 9 feet by over 11 (that has a matching fireplace). The sink sits under the window onto garden views, and granite worktops are a welcome luxury.
On the first floor at the front you have a huge bedroom spanning the width of the house. It’s over 16 feet by over 13 with large sashes onto leafy street views. You also have another double with a garden view, of over 11 feet by over 10. Up to the second floor and another master bedroom takes the front of house position, at over 15 feet by nearly 13. Also on this floor, you have a neat shower room and single bedroom (over 11 feet by nearly 7). The third floor delivers awesome views, two further double bedrooms of over 12 feet by over 11, and of over 11 feet by over 10, and another bathroom.
Your most local and extremely well-liked (and Ofsted-rated ‘Good’) school is Lyndhurst Primary. Walk there in 3 minutes. The Villa Nursery and Pre-Prep School is also close and the Dulwich schools are but a short drive. The Butterfly Tennis Club is very local and community-focused, and next door, find Zen Yoga Studio with loads of classes. Camberwell leisure centre is also a short walk from the house, on Artichoke Place.
Central Camberwell has loads of top restaurants, cafes and pubs. We particularly rate: The Crooked Well, Nandine, The Good Neighbour, Theo’s, The Camberwell Arms, Silk Road, The Pigeon Hole Cafe, Daily Goods and The Hermits Cave. Farmers’ Markets of the weekend are at Camberwell Green (Saturday) and Myatt’s Fields Park (Sunday). South London Gallery is also a recommend for the weekend. This patch of south London is heavy on the green space, with Ruskin, Brunswick, Burgess and Myatt’s Fields Parks all local, as well as Lettsom and Lucas Gardens. For more options, Peckham, Dulwich, Herne Hill, Brixton are all a short bus ride away.
London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water) are all quickly reached with multiple transport options close by (Denmark Hill Station is your closest, followed by East Dulwich Station and Peckham Rye Station). You’ve wonderful day and night bus links too, from Camberwell Church Street and Denmark Hill.
