Grove Lane, Camberwell
Exquisite and sensitively modernised Georgian townhouse of four full floors, plus an independent one bedroom studio (with direct and garden access). The whole lot totals some 2631 square feet. And your luck is in: the house is being sold without a chain.
Find the handsome home on prestigious Grove Lane, in the heart of leafy Camberwell Grove Conservation Area. You’re just a five minute walk from Denmark Hill Station (Zone 2, and on the Overground network), and but a few minutes from central Camberwell and Camberwell Green.
The beautiful and bountiful building is accompanied by a walled ‘city’ garden (extending over 30 feet to the studio’s doors), as well as a deep front garden of over 45 feet. Permit-parking is available on the street for residents.
The house has loads of rooms and therefore loads of flexibility! At the bottom of the house you have two generous double bedrooms and a sleek shower room (all the bath and shower room fixtures and fittings are high-end), plus two storage cupboards; these are accessed from the hall area. The bedrooms could be used for additional reception space if you preferred. The rear room has French doors into the garden. The shower room has a part-glazed door to a little patio area. There’s access here to a big vault and a wine store (which rest under the front lawn).
The raised ground floor delivers a delightful dining room, with twin arched-sash windows views over the front garden, and a central (working) fireplace. Stripped and painted floors run underfoot through to next door: the recently renovated kitchen, with custom Shaker- style cupboards and drawers, stone counters, and a big ceramic Butler sink. A large sash window looks out to the back garden (above a designer radiator).
The floor is completed by a peaceful and double-aspect study room at the back of the house, with a door to steps down to the low-maintenance garden.
Up to the first floor and you’ll first find a luxury bathroom - with marble detailing, traditional-style sanitary ware and fittings, and an over bath shower. The you’ve got a large twin-sashed reception room (or bedroom - you choose!) across the front of the house; of over 14 feet by nearly 17! Bespoke cupboards feature in here. Adjacent is a good double bedroom (of over 12 feet by over 11 feet).
Ascend to the second floor - enjoying the big sash window over the stairwell - which hosts two further double bedrooms and a luxury internal shower room, set between the bedrooms. The front bedroom boasts a bank of fitted closets to one wall.
It doesn’t end there! An independent studio sits at the rear of the garden (with access front and rear). There’s a main reception room (of over 16 feet by over 12 feet) with timber-framed glazed doors onto the garden and a large roof light, then a neat kitchenette, a smart shower room, and a skylit double bedroom with built-in wardrobes.
Your most local and extremely well-liked (and Ofsted-rated ‘Good’) school is Lyndhurst Primary. Walk there in four minutes. The Villa Nursery and Pre-Prep School is also close, and the Dulwich schools are but a short drive.
The Butterfly Tennis Club is very local and community-focused, and next door, find Zen Yoga Studio with lots of small classes. Camberwell leisure centre is also a short walk from the house, on Artichoke Place.
Central Camberwell has a long-standing and growing array of restaurants, cafes, pubs and outlets selling luxury groceries. We particularly like Gladwell’s, Veraison Wines, TOAD (bakery), The Crooked Well, Forza, Little Cellars, Nandine, Grove Lane Deli, Theo’s, The Camberwell Arms, Lumberjack and The Hermits Cave.
Farmers’ Markets of the weekend are at Camberwell Green (Saturday) and Myatt’s Fields Park (Sunday). South London Gallery is also a recommend for the weekend.
This patch of south London is heavy on the green space, with Ruskin, Brunswick, Burgess and Myatt’s Fields Parks all local, as well as Lettsom and Lucas Gardens. For further options - Peckham, Dulwich, Herne Hill, Brixton are all a short bus ride away.
London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water) are all quickly reached with multiple transport options close by (Denmark Hill Station is your closest, followed by East Dulwich Station and Peckham Rye Station). You have wonderful day and night bus links too, from Camberwell Church Street and Denmark Hill. You can connect with the tube very easily at Elephant & Castle, Oval and Brixton following a short bus trip.
