Grove Hill Road, Camberwell

Double-fronted, three double bed, bay-fronted end of terrace Victorian home. There’s a tongue-twister! The handsome property of 1150 square feet has been recently, sensitively and thoughtfully renovated under the direction of the current owners. We're applauding the Farrow & Ball hues, the cool layout, and the high-end fixtures, fittings and finishes. Move right on in! The house also has loft-conversion potential. High-ceilings throughout and a low-maintenance walled ‘city’ garden with street access complete the package. Freehold.

You’re pleasingly-positioned between three Fare Zone 2 stations: East Dulwich (9 minutes by foot), Peckham Rye and Denmark Hill (both 10 minutes). It’s a bit of a magic triangle in terms of connectivity! Buses are great here too. This is one of the best Camberwell/Peckham Rye borderland tree-lined streets - on lovely high ground, right by Camberwell Grove Conservation Area, and Lettsom Gardens.

The house has a wide front garden and gate, plus an attractive tiled path. The front door is centrally-positioned between the two front bay windows. There’s a small porch then you’re in the bright hall space - lit from glazing at the foot of the hall. From the hall space your formal reception room rests to your left - it’s over 14 feet by over 10, with bang-on-trend bespoke shutters to the lower panes of the sash windows. Next on your left is a neat downstairs w.c./utility room, plus additional built-in storage beyond.

To the right of the smartly-tiled hall you have a through-room (again, cafe blinds to the lower panes) incorporating a beautiful and newly-fitted Shaker-style kitchen, with stone counters and breakfast bar, and a dining room with gorgeous period fireplace, and double-glazed doors out to the south-east facing garden. Welcome features are the detailed coving (to the high ceilings) in the kitchen space, plus exposed brickwork and our favourite: the swoon-worthy herringbone parquet flooring.

Upstairs and to the front of the house you have two very generous bay-fronted carpeted bedrooms with a north-westerly aspect: great mid-afternoon through to dusk sun, then. A third carpeted double (currently enjoyed as a large nursery) sits to the rear - with ceiling-high, custom alcove wardrobes. A beautifully-appointed and windowed bathroom closes the tour; with deep blue walls, paired with ceramic brick-style tiling, white suite, and an independent shower with recessed shelf too. Access generous loft space from the landing area.

You’re mere footsteps from Camberwell Grove Conservation Area here; with its beautiful Georgian, Edwardian and Victorian architecture. And London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf - via Canada Water - are all quickly reached, with multiple transport options close by.

Your local social hubs include Bellenden Road and Rye Lane (check out Artusi, Ganapati, The Begging Bowl and Anderson’s on BR, and Peckham Levels, Peckham Plex Cinema and The Bussey Building on RL), Camberwell Church Street (in central Camberwell we like Theo's, Momo, The Camberwell Arms - watch this space for a new CA shop too - and The Hermits Cave) and Lordship Lane (for Terroirs and Franklin's, among other treats!).

For beans, washing powder and suchlike, a large Sainsbury’s store is local on Dog Kennel Hill, or nip down to the new M&S Food Hall. The Hill Bakery serves delicious fresh loaves on nearby Grove Lane, where you'll also find The Crooked Well – both pub and restaurant.

The South London Gallery is a short stroll away and Camberwell leisure centre at the foot of Camberwell Grove on Artichoke Place has a good range of classes plus gym and swimming. Also at the foot of Camberwell Grove is Butterfly Tennis Club, and Zen Yoga studio next door.

Lettsom Gardens is a top local secret space with woodland and allotments (get your key for a nominal yearly fee). Access it from a gate just over the road. Local larger Victorian parks include Ruskin Park, Warwick Gardens and Peckham Rye Park and Common's 113 acres.

The local school options are excellent and include Lyndhurst, The Belham and Dog Kennel Hill primaries all close by. The Villa Nursery & Pre-Preparatory School is also close on Lyndhurst Grove.
