Grace’s Road, Camberwell
Immaculately-refurbished chain-free one double bed conversion flat with own front door and low-maintenance private south-facing garden (with direct access from the flat). Welcome features include solid hardwood flooring and new double glazing. Walk just eight minutes to Denmark Hill Station - Fare Zone 2 and on the London Overground network.
This is a blissfully-quiet, tree-lined residential street close to the inimitable Camberwell Grove, St. Giles Church and its beautiful grounds, and to central Camberwell. Peckham’s Bellenden Road is but a pleasant 12 minute stroll. Leasehold.
The flat is at lower ground floor level and your own front door is down a couple of steps from the front garden. Opposite the front door you have a handy under-steps store (great for wine and such!).
From the hall your reception room - of over 14 feet by over 11 - rests off to your left with lovely bay window and a modern treatment: engineered wood floors, modern lighting, crisp white walls, vertical radiator.
Adjacent is the double bedroom - of over 11 feet by over 9. It’s really sunny as it’s south-facing. Another vertical rad in here.
The hall area is super wide so provides an obvious office space - or whack a piano in! Beyond and you’ve got an immaculate and so-slick kitchen with AEG appliances including integrated dishwasher. You also have an east-facing double-glazed window, stone counters, wine shelves, and plenty of wall and base units.
Beyond the kitchen’s a utility/laundry, then a windowed contemporary luxury shower room with on-trend monochrome fittings, oversized shower head and separate spray attachment.
Camberwell has a good gastronomic offering - some of our favourites are The Camberwell Arms, Nandine, Silk Road and Theo’s. Nice pubs locally too as it goes: The Hermits Cave, The Crooked Well, The Phoenix, The Tiger and The Joiners Arms are all friendly spots.
Zen Yoga Studio and Butterfly (Community) Tennis Club are close on CG. Camberwell’s leisure centre is also close (walk all of five minutes) with its pool and gym facilities in a grand Victorian setting.
South London is laden with green space - some local bits we like include Lettsom Gardens, Myatt’s Fields Park, Ruskin Park and Lucas Gardens. Brockwell Park, Peckham Rye Park & Common, Burgess Park and even Dulwich and Greenwich Parks are all easily reached too.
For more restaurants and social options, Peckham, Brixton, Herne Hill and East Dulwich are all SE5’s neighbouring towns with lots of independent offerings, plus markets and the like (Camberwell Green has a Saturday morning Farmers' Market as well).
