Grace’s Road, Camberwell
Slick three double bedroom split-level Victorian conversion flat - measuring in at 985 square feet - on a favoured quiet Camberwell street. A south-east facing terrace (accessed directly from folding doors at the foot of the kitchen) is the icing on the cake. Walk eight minutes to Denmark Hill Station, or 15 to Peckham Rye Station. Long leasehold.
Grace's Road is situated in central Camberwell, to the south of Camberwell Church Street, just a few minutes from dreamy Camberwell Grove and lovely Lucas Gardens. It’s a tree-lined residential street, with St. Giles Church (and its pretty churchyard) your most local landmark - on nearby Wilson Road.
In the neat shared hall (there is just one flat below you) and your own front door is straight ahead. At half-landing level, you’ve got the property’s windowed bathroom (neat white suite in here), and a double-aspect double bedroom - of over 15 feet by over 8 feet. Enjoy a built-in wardrobe and drawers here.
From the main landing, find bedrooms two and three - of over 11 feet by nearly 10 feet, and 15 feet by over 11 feet. The front twin-sashed bedroom is currently enjoyed as a second reception room.
Take stairs to the second floor and first find the double-aspect kitchen, with a zesty yellow accent wall, two banks of sleek fitted units (all by Häcker) and stone worktops. The kitchen - by Dulwich Design Kitchens - was installed in 2019, with integrated top-range Siemens appliances (these are included in the sale). A new Valiant boiler was put in at the same time.
Access the terrace from here - a particularly private and sunny spot, over 9 feet each way.
Six stairs up, and you land in the large reception room - of over 17 feet by over 15 feet. Three windows (two are skylight) keep matters bright. Easily zone dining and seating areas, and accessible eaves storage features to the far wall.
We’ve mentioned lovely Lucas Gardens (all of three minutes from you!). Warwick Gardens, Peckham Rye Park and Common, Ruskin, Brunswick and Burgess Parks are all close too.
You’re also near The South London Gallery, and strong cafe, pub and restaurant culture.
We particularly like newcomers TOAD bakery, Veraison Wines and Crane’s, and established institutions such as The Camberwell Arms, The Hermits Cave, The Crooked Well, Silk Road, Lumberjack and Theo’s. And luxury groceries are now a thing in your locale - find these at Grove Lane Deli and Gladwell’s (on Camberwell Church Street).
When it’s warm, Rye Lane’s multiple rooftop bars are the on-trendiest destination for cocktails and people-watching. Rye Lane is also where you’ll find the recently-refurbished Market Building, The Bussey Building, Peckham Levels, and Peckham Plex Cinema.
Peckham’s restaurants are first class too: some of our favourites are Levan, Artusi, The Coal Rooms, Larry’s, The Begging Bowl, Ganapati, Kudu and Peckham Bazaar.
Butterfly Tennis Club and Zen Yoga studio are also close - on Camberwell Grove. As well as the leisure centre with pool on Artichoke Place.
You are close to two Fare Zone 2 stations, and also to loads of day and night bus routes (from Camberwell Church Street). Oval and Elephant & Castle are a short bus ride to connect with tube stops.
Little ones? Local schools include Lyndhurst Primary and Dog Kennel Hill Primary (both 3-11), and The Villa Nursery and Pre-Preparatory School (2-7).
