Grace’s Road, Camberwell
Would you rather do your own thing? Then this renovation project on a hot street could be the one for you!
It’s a three bedroom maisonette of 933 square feet over raised ground and first floors, with its own front door, within a handsome bay-fronted Victorian semi. There’s just one flat below.
Grace's Road is situated in central Camberwell, moments from dreamy Camberwell Grove. It’s a quiet and tree-lined residential street with beautiful St. Giles Church (and it’s oh so pretty churchyard) your most local landmark - on nearby Wilson Road.
Walk just nine minutes to Denmark Hill Station. Or it’s 14 to Peckham Rye Station. Both are Fare Zone 2 and on the Overground network.
Up a few stairs to your own front door. Stairs lead up ahead. A generous reception room, with big bay window, is set to your left, and beyond this is the kitchen.
A windowed bathroom is at the back of the floor (dated pink suite here - like the kitchen, you'll want to strip back and start again) and a back door leads from here to steps down to a private garden space.
Up to the half-landing and you’ve got a small double of over 9 feet by over 8 feet, then from the main landing you’ll find two double bedrooms. The master to the front is over 15 feet by 12 feet, and the other is over 11 feet by over 9 feet.
You’re only a few minutes from a popular leafy park (Lucas Gardens). Peckham Rye Park and Common, Ruskin, Brunswick and Burgess Parks are all fairly close too. You’re also close to The South London Gallery, and highly recommended restaurants/takeaways, cafes, pubs and bars are varied and multiple. We particularly like The Camberwell Arms, The Hermits Cave, The Crooked Well, Silk Road, Lumberjack and Theo’s.
When it’s warm, Rye Lane’s multiple rooftop bars are the on-trendiest destination for cocktails and people-watching. Rye Lane is also where you’ll find the recently-refurbished Market Building, The Bussey Building, and Peckham Levels.
Peckham’s restaurants are first class - some of our favourites here are Levan, Artusi, The Begging Bowl, Ganapati, Kudu and Peckham Bazaar.
Butterfly Tennis Club and Zen Yoga studio are also nearby, on Camberwell Grove, as well as the leisure centre with pool on Artichoke Place (the annual memberships there are good value).
You are close to two Fare Zone 2 stations, and also to a host of day and night bus routes a couple of minutes from your door - from Camberwell Church Street. Oval is a short bus ride to connect with the tube there. For more options, Peckham, Herne Hill, Dulwich, Brixton and New Cross are all easily reached.
Little ones? Local schools include Lyndhurst Primary (3-11) and The Villa Nursery and Pre-Preparatory School (2-7).
