Friary Road, Peckham
Cool two double bedroom ground floor flat of 685 square feet, with a private south-east facing patio (with direct access from the reception room), and a large communal garden to boot.
Find the smart double-glazed ex-LA pad in a small brick-built block, close to both Queens Road Peckham and Peckham Rye stations (10-15 minutes by foot). Parking is unrestricted on this and nearby streets.
In the main door, and your own front door is on your right (and it's straight ahead for the communal back door to the large shared rear garden, where each flat has its own handy shed).
From your hall, a couple of useful built-in cupboards sit to your right, plus the door to the reception room. My, it’s a generous one! At over 15 feet by over 13 feet. The bayed area is the perfect spot for your table and chairs. Open the door here to get to your private patio garden space - which is screened, paved and cobbled, and gets lots of sun.
To the left of the hall is a neat independent kitchen, with your window looking onto the large rear garden. Alongside the bathroom, this room's been recently-redone to a high standard, and features timeless matt white fitted units, teamed with treated wooden worktops and smart square wall tiles.
Next along the hall is the slick contemporary bathroom - with over bath shower, a frosted window, and under-basin and mirrored-cabinet storage.
Then at the end of the hall are your two generous double bedrooms (13 feet by nearly 11 feet, and over 12 feet by nearly 11 feet) - to left and right.
There’s loads going on round this way. The Blackbird Bakery by QRP Station is great for coffee and cake. Mamma Dough on Queens Road Peckham is top for pizzas, and Beer Rebellion has a tap-room style and beer list, including local brews. Kudu and Smokey Kudu are super spots for South African small plates and cocktails respectively. Well & Fed and Peckham Cellars are good shouts too.
The Peckham Coal Line is an exciting linear park project which will connect Peckham's stations.
Peckham’s Rye Lane and Bellenden Road are also close (15 minutes by foot) for independent bars, restaurants and events. We like The Bussey Building & Copeland Park plus Market Building, Peckham Levels, Peckham Plex Cinema, Artusi, The Begging Bowl, Petitou, Levan and The Montpelier pub to name a few.
You’re also close to all things New Cross - including the contemporary art gallery: Goldsmiths CCA. Telegraph Hill Conservation Area's Victorian parks are pretty and serve up great views and a cute Saturday Farmers’ Market. There’s also a weekly Farmers’ Market by Peckham Library (held every Sunday 9am-1pm). Find a modern leisure centre here as well.
Other local town centres include Camberwell, Bermondsey, Nunhead and East Dulwich.
A short walk from the house, find Brimmington Park; flanked by a beautiful Grade II listed crescent (Clifton Crescent), with active local residents group: ‘The Friends of East Peckham’. Burgess Park, Peckham Rye Park and Common and even Greenwich Park are all but a short bus ride or cycle.
