East Dulwich Grove, East Dulwich

Viiewings from Saturday 27 March 2021.

Smart extended and renovated two double bed, two bath ground floor conversion flat of 946 square feet (excluding the handy cellar). Its large and sunny private garden faces south-east, with direct access - via folding doors - from the big and bright reception/kitchen space. All rooms have audio/visual electrical set-up.

Walk just seven minutes to East Dulwich Station (Fare Zone 2); Lordship Lane’s even closer. Pretty Dulwich Village is a 10 minute stroll. And Denmark Hill and Peckham Rye stations are each 20 minutes by foot.

To the right of the front door you’ve got an ideal area for bikes. In the shared door then through your own and turn left for the first bedroom - the master - of over 12 feet by over 12 feet; with stripped floor boards, generous built-in closets, a big bay window with bespoke shutters, a window seat (with storage), and high ceilings.

Next door is the main bathroom with contemporary suite and fittings, over-bath shower, concealed plumbing, and underfloor heating. A useful cupboard is found next to the bathroom door in the hall.

Straight ahead from the front door you’ve got the door to the second bedroom - it’s over 13 feet by over 9, and has stripped floor boards, a double-glazed window, a large built-in wardrobe (all the way to the ceiling - this place isn’t short on storage), and an en suite shower room with underfloor heating, and modern monochrome styling plus cool white tiling.

Next door you’ve got a relaxed stripped-floored reception room of 15 feet by 12 feet - with a vertical radiator, and neat bar and cupboard feature to one corner (love the designer wallpaper!). This is open - by almost the entire rear wall - to the property’s fabulous extension, which incorporates large open-plan dining and kitchen spaces.

Pop down a couple of steps to the poured concrete floor (underfloor heating here). The natural dining space stretches over 17 feet, to the south-east facing folding doors onto the garden. An enormous roof lantern features over the dining space.

The slick and generously kitted-out kitchen has perfect white units and integrated appliances including a wine fridge (cleverly positioned within easy reach of the dining area). A welcome larder area also features off the main kitchen space.

The garden is paved and lawned with a raised sun deck at the foot. It has a tropical feel with lots of mature palms framing the lawn (and there's uplighting under those tropical trees - perfect for balmy evenings). More gardens surround you so there's a great sense of space out here.

A little run of shops including a dry cleaner are close on East Dulwich Grove. Nearby Lordship Lane has many and varied independent places to recommend including Chener (books), Mons (cheese), Moxon’s (fish), William Rose (meat), SMBS (whole and fresh foods), Terroirs, Franco Manca, The EDT and Franklin’s restaurant. We also like the many charity shops.

North Cross Road has a classy Saturday market too and lovely little open-all-week boutique shops. East Dulwich Picturehouse is a popular fairly recent addition (those bookable sofa seats are a must) to The Lane, as are two M&S stores. A large Sainsbury’s store is also local to you, on Dog Kennel Hill.

Dulwich Village is also a pleasant walk for Dulwich Picture Gallery, designed by Regency architect Sir John Soane and the oldest public art gallery in England (opened to the public in 1817), plus The Crown & Greyhound pub, Gail’s, Pizza Express and Rocco Di Papa.

Cool Peckham is close (walk through Goose Green) for restaurants such as Ganapati, Artusi and The Begging Bowl on Bellenden Road. Rye Lane is also strong for high street shopping, fruit and veg stalls, and summer be-seen-at rooftop bars. The trendiest spots include Peckham Levels and The Bussey Building.

For more options, Herne Hill and Camberwell are easily reached.

Green spaces to enjoy locally include Dulwich Park, Goose Green, Peckham Rye Park & Common, and Camberwell's Ruskin Park.

Good schools are really close too - including The Charter School East Dulwich and independent and state primary schools in Dulwich Village and East Dulwich, including Dulwich Village Infants' School and Dulwich Hamlet Junior School (Ofsted-rated 'Outstanding').
