Dunstans Road, East Dulwich
Two bedroom ground floor conversion flat of 600 square feet, with direct access to a sunny west-facing shared garden, within a semi-detached house (there’s just one flat above you), on a classy East Dulwich street which rolls down to Peckham Rye Park and Common’s glorious 113 acres.
East Dulwich, Peckham, Honor Oak and Nunhead town centres are all easily walkable, and you're just a nine minute walk from useful local shops, cafes and pubs on both Forest Hill Road and Barry Road. Parking is unrestricted on the street - and there’s always plenty in our experience. Leasehold.
In the shared main door and your own front door is set to your left. Immediately on your left on entry, open into the smart reception room with a handsome fireplace, coving, picture rail and ceiling rose detail, beautiful sash windows, and high ceilings. It’s over 12 feet by over 11 feet.
Adjacent is a double bedroom of over 11 feet by over 9 feet, with a feature fireplace and a double-glazed window onto the side return area of the garden.
Moving through the flat first find a handy under stairs storage cupboard to your right, then the second bedroom to your left; this is a large single bedroom of over 8 feet by over 7, with double-glazed window.
The eat-in kitchen of 11 feet by over 10 is next on the tour - with fitted units to two walls and twin windows. Beyond the kitchen is the back door out to the (laid to lawn) garden, and on your right - completing the property tour - you’ve got an internal bathroom with traditionally-styled white sanitary ware and a large storage cupboard.
For stations, you’ve got three to choose from in easy-walking distance: Honor Oak Park (Fare Zone 3), East Dulwich (2) and Peckham Rye (2). Day and night bus routes are also at your feet, from Peckham Rye.
We’ve mentioned Peckham Rye Park and Common; there are loads of gorgeous green spaces to call local - Horniman Gardens, Goose Green and One Tree Hill just three examples. In addition to the handy run of shops on Forest Hill Road and Barry Road, enjoy those on Lordship and Rye Lanes, as well as those of Honor Oak and Nunhead centres. North Cross Road’s Saturday market is also local.
Our favourite nearby cafes are Cafe G on the corner of The Gardens, and Cafe On The Rye.
For social meets, Watson’s General Telegraph and The Herne Tavern are your closest lovely pubs, in handsome Victorian buildings and with big outside areas. Bellenden Road also isn’t far for top restaurants including Artusi, Ganapati and The Begging Bowl. Other great dining options in SE15 include Levan, Banh Banh, Mr Bao, Miss Tapas and Peckham Bazaar. Mamma Dough and Babur in the Honor Oak area are also highly recommended.
East Dulwich leisure centre is a short stroll away, or you can ‘sign up’ for British Military Fitness workouts on Peckham Rye.
Local schools are well-regarded and include Goodrich, Heber, Fairlawn, Horniman and St Anthony’s (Catholic) primaries.
