Dunstans Road, East Dulwich
Substantial, enhanced and chain-free five bed, two bath Victorian semi-detached house with large garden of over 80 feet, in a leafy East Dulwich location that’s really close to Peckham Rye Park & Common. Three floors (the third a well-executed addition to the original building) plus a small cellar provide over 1600 feet of internal space. There’s room to extend, too - either into the side return area, or over the side return and into the generous garden, with relevant permissions. You’ll note the direct neighbour has done this.
This spot puts you in easy reach of East Dulwich, Peckham, Honor Oak and Nunhead town centres, as well as the useful local shops and lovely cafes and pubs on nearby Forest Hill Road, plus well-regarded schools. For stations, you’ve got three to choose from in easy-walking distance: Honor Oak Park (fare zone 3), East Dulwich (2) and Peckham Rye (2). Freehold.
A neat paved garden sets you back from the pavement. From the hall the double-reception sits off to your right. A big bay window graces the front reception and you also have built-in alcove shelving and cupboards. At the end of the hall is your eat-in kitchen that stretches over 20 feet. It’s a neat fitted number, and double doors open inwards, to deliver you out to the side return area of the garden. The garden’s largely laid to lawn, with a paved area by the house. It gets brilliant afternoon sun. To your right looking out onto the garden, you have established low planters.
Up to the half landing and you'll find first a slick, windowed 'wet room' style shower room to your left, and a double bedroom straight ahead (over 14 feet by 8) with small windowed wardrobe/cupboard at the foot of the room. From the landing proper are a further double bedroom (over 11 feet by over 9) and the master bedroom of over 14 feet by over 12.
Upstairs again for another double bedroom with window to the rear. Then the master suite is up a few more stairs. The large bedroom is over 14 feet by 12, and next door is a smart bathroom with white suite and the choice of bath (with jacuzzi jets) or independent shower.
Day and night bus routes are at your feet, from Peckham Rye. We’ve mentioned Peckham Rye Park and Common; there are loads of gorgeous green spaces to call local - Horniman Gardens, Goose Green and One Tree Hill just three examples. In addition to the run of handy shops on Forest Hill Road, enjoy those on Lordship and Rye Lanes, as well as those of Honor Oak and Nunhead centres. North Cross Road’s Saturday market is also local. Our favourite nearby cafes are Cafe G on the corner of The Gardens, and Cafe On The Rye, which is just next to where the new water activity play area is.
Local cinemas are East Dulwich Picturehouse and Peckham Plex (rooftop films also available atop The Bussey Building in the warm months). For social meets, Watson’s General Telegraph and The Herne Tavern are your closest public houses, in handsome Victorian buildings and with big outside areas. Bellenden Road also isn’t far for top restaurants including Artusi and Ganapati. Other great dining options in SE15 include Taco Queen, Banh Banh, Mr Bao, Miss Tapas and Peckham Bazaar. Mamma Dough and Babur in the Honor Oak area are also highly recommended. East Dulwich leisure centre is a short stroll away, or you can ‘sign up’ for British Military Fitness workouts on Peckham Rye. Local schools are well-regarded and include Goodrich, Heber, Fairlawn, Horniman and St Anthony’s (Catholic) primaries.
