Dunstans Road, East Dulwich

Charming, enhanced, wisteria and sumac tree fronted three bed Victorian terrace in a particularly leafy patch of East Dulwich. Find it on a quiet residential street that’s moments from Peckham Rye Park and Common’s 113 acres. This location puts you in easy reach of East Dulwich, Peckham, Honor Oak and Nunhead town centres, as well as the useful local shops and lovely cafes and pubs on nearby Forest Hill Road, plus well-regarded schools.

Including the summer house; the property measures in at an impressive 1266 square feet, and delivers loads of reception space and a downstairs w.c./utility, plus three bedrooms and an independent bathroom and w.c. upstairs. A smart front garden and a mature rear garden (stretching circa 50 feet) tie off the package perfectly. Parking is unrestricted, on-street. The property also has potential to further exploit the plot; extending into the side return and up into the loft, as many neighbours have done. Freehold.

Your neat front garden sets the house back from the pavement. Into the hall and the opened-up receptions sit off to your right. The front reception (of over 14 feet by over 11) has a big bay window and working fireplace. The coving and ceiling roses are also welcome features. The second reception (this time nearly 12 feet by nearly 10) lends itself particularly well to formal dining, or a play or study room. Again, a central fireplace impresses, and part-glazed French doors lead out onto the side return area of the garden, while bespoke alcove shelving and cupboards here keep matters tidy. Set at the rear of the house is the generous and double-aspect kitchen/diner that stretches over 24 feet. On your immediate right on entry is the w.c./utility (genius!). Double doors open at the foot of the room, and a large skylight sits over the obvious position for a dining table. The kitchen itself is of the modern, fitted variety, with slick and handle-free units, and on-trend, open shelving. The garden? Has both block-paved and lawned areas, and at the foot, find a delightful painted-timber summer house/home office/hobby space (and yes, it has power).

Up to the half landing and the first bedroom is set at the rear of the house and has cracking garden views. Adjacent is the classically-styled bathroom with white suite and casement window. Next door is the windowed w.c. Up to the main landing for the second bedroom with wooden floors, a pale hue to the walls and sash window, and the large master bedroom that sits across the front of the house (it’s over 15 feet by nearly 12). We love the distressed-look floors in here, and the feature fireplace.

For stations, you’ve got three to choose from in easy-walking distance: Honor Oak Park (fare zone 3), East Dulwich (2) and Peckham Rye (2). Day and night bus routes are also at your feet, from Peckham Rye. We’ve mentioned Peckham Rye Park and Common; there are loads of gorgeous green spaces to call local - Horniman Gardens, Goose Green and One Tree Hill just three examples. In addition to the run of handy shops on Forest Hill Road, enjoy those on Lordship and Rye Lanes, as well as those of Honor Oak and Nunhead centres. North Cross Road’s Saturday market is also local. Our favourite nearby cafes are Cafe G on the corner of The Gardens, and Cafe On The Rye, which is just next to where the new water activity play area is being finished by Southwark Council.

Local cinemas are East Dulwich Picturehouse and Peckham Plex (rooftop films also available atop The Bussey Building in the warm months). For social meets, Watson’s General Telegraph and The Herne Tavern are your closest public houses, in handsome Victorian buildings and with big outside areas. Bellenden Road also isn’t far for top restaurants including Artusi and Ganapati. Other great dining options in SE15 include Taco Queen, Banh Banh, Mr Bao, Miss Tapas and Peckham Bazaar. Mamma Dough and Babur in the Honor Oak area are also highly recommended. East Dulwich leisure centre is a short stroll away, or you can ‘sign up’ for British Military Fitness workouts on Peckham Rye. Local schools are well-regarded and include Goodrich, Heber, Fairlawn, Horniman and St Anthony’s (Catholic) primaries.
