Dunstans Road, East Dulwich

Gorgeous two bed first floor Victorian conversion flat of 660 feet, with a beautiful private sunny garden (this has stair access from the flat), offered chain free.

Find it on a tree-lined residential East Dulwich street which rolls down to Peckham Rye Park and Common’s glorious 113 acres.

The town centres of East Dulwich, Peckham, Honor Oak and Nunhead are all easily walkable, and you're just an eight minute walk from useful local shops, cafes and pubs on both Barry Road and Forest Hill Road.

Parking is unrestricted on the street - and there’s always plenty in our experience. Leasehold.

You’ve a shared hall with just one other flat. Through your own front door and take the stairs up to the landing area where you’ll first find the large single bedroom (or use it as a home office), of over 8 feet by over 7 feet. The current owners have had huge and handy custom-made cupboards built here. A cute feature fireplace sits on the opposite wall.

Moving toward the rear of the flat, next you’ll find the slick recently-renovated kitchen, with smart Shaker-style units in a navy hue, and with integrated appliances.

The windowed bathroom is next door - with contemporary sanitary ware and an over bath shower. And beyond the bathroom you’ve got your stairs down to the back door - your access to the garden.

The garden’s gorgeous! Established, sunny (it faces south-east), surrounded by other mature neighbouring gardens, and with growing and lawned zones, plus a spot to eat or entertain al fresco. It’s over 35 feet.

Back in the flat, to the front of the flat - taking the width of the terrace - is a whopping reception room of over 14 feet by 13 feet. Welcome features in here include stripped floors, a central wood-burning stove, an old school style radiator and built-in alcove cupboards and shelves.

Next door is the carpeted double bedroom with bespoke alcove closet.

For stations, you’ve got three to choose from in easy-walking distance: Honor Oak Park (Fare Zone 3), East Dulwich and Peckham Rye (both 2). Day and night bus routes are also at your feet, from Peckham Rye.

We’ve mentioned Peckham Rye Park and Common; there are loads of gorgeous green spaces to call your local ones - Horniman Gardens, Goose Green and One Tree Hill just three examples.

In addition to the handy run of shops on Forest Hill Road and Barry Road, enjoy those on Lordship and Rye Lanes, as well as those of Honor Oak and Nunhead centres. North Cross Road’s Saturday market is also local.

Our favourite nearby cafes are Cafe G on the corner of The Gardens, and Cafe On The Rye.

For social meets, Watson’s General Telegraph and The Herne Tavern are your closest lovely pubs, in handsome Victorian buildings and with big outside spaces.

Bellenden Road also isn’t far for top restaurants including Artusi, Ganapati and The Begging Bowl. Other great dining options in SE15 include Levan, Banh Banh, Mr Bao, Miss Tapas and Peckham Bazaar. Mamma Dough and Babur in the Honor Oak area are also highly recommended.

East Dulwich leisure centre is a short stroll away, or you can ‘sign up’ for British Military Fitness workouts on Peckham Rye.

Local schools are well-regarded and include Goodrich, Heber, Fairlawn, Horniman and St Anthony’s (Catholic) primaries.
