Droitwich Close, Sydenham Hill

845 square feet of two double bedroom sixties apartment - with south-facing private patio, generous communal gardens, bay-parking for residents, and an en bloc garage.

The cool ground floor property’s found in Harrogate Court; within a private estate which is set on leafy Sydenham Hill - opposite extensive public woodland, and next to Sydenham Wells Park.

You’re close to the centres of Sydenham, Forest Hill, Dulwich and Crystal Palace, and your local stations are Sydenham Hill (15 minute journey-time to London Victoria) and Sydenham (London Overground services).

The communal hall areas are well-kept (thanks to regular cleans included in the service charges). There are shared doors from Droitwich Close and from Sydenham Hill. In your own front door and you’ll note the wood block parquet flooring - this continues right through to your reception spaces - dreamy!

First on your left is the generous master bedroom of 15 feet by over 11, with double-glazed south-facing window (the property is double-glazed throughout). A large built-in closet is a welcome feature. Two additional built-in cupboards are found in the hall space. Sixties architecture is so practical - we love that.

To your right on entry is a second double - of over 12 feet by 9. A built-in wardrobe (sliding doors this time) features here too. Next door’s the property’s windowed bathroom, with contemporary white suite, over bath shower and metro tiling, plus Moroccan-style floor tiles.

At the end of the hall you land in the glorious reception room of over 16 feet by 15. It’s a real event (bigger than most houses have!) and it’s wonderfully-bright owing to its south-facing orientation and sliding doors to your private patio. Timber-framed glazed doors from this room open to the property’s obvious dining space, which is open-plan to a slick modern kitchen with gloss modern white units and solid wood counters.

What’s about? Dulwich Wood - together with the adjacent Sydenham Hill Wood - is the largest extant part of the ancient Great North Wood: a natural oak woodland (the history bit: the two woods were separated after the relocation of The Crystal Palace in 1854, and the creation of the high level line in 1865). It’s one of south London’s loveliest natural green spaces!

The Dulwich Wood House has a country pub feel and large garden, a short walk away.

You’re a mile from both Sydenham and Forest Hill centres - enjoy what both have to offer - great independent shopping, cafes, pubs and casual dining. We highly-rate Cobb’s Corner cafe and Ghurka’s (Nepalese deliciousness) in Sydenham, and The Sylvan Post and The Butcher in Forest Hill.

East Dulwich and Dulwich Village are close too for lots more options. Check out North Cross Road for its lovely market (and local-celeb spotting!), foodie and boutique shops.

Neighbouring Wells Park is a wonderful local green space. Dulwich Park is a pleaser all year round. As is Crystal Palace Park just down the hill. It's even got dinosaurs! Horniman Gardens and Museum are worth your weekend-time too, as is the Devonshire Road Nature Reserve and One Tree Hill (fabulous London skyline views up here).
