Drakefell Road, New Cross

Large, light and lovely three bedroom bay-fronted semi-detached Victorian house of over 1250 square feet (excluding the sizeable cellar and loft spaces) with gated side access, within Telegraph Hill Conservation Area.

A mature sunny south-west facing garden – of nearly 70 feet – completes the package.

You are close to Telegraph Hill’s twin parks, and in catchment for the Haberdashers’ Hatcham schools (3-18) and Edmund Waller Primary (3-11). All highly regarded.

This is a community-focused leafy residential locale which is also very well-connected; walk six minutes to Nunhead Station, or 14 to Queens Road Peckham and Brockley stations (covering Southern, Southeastern, Thameslink and Overground services between them).

A neat front garden sets you back from the pavement. A high-ceilinged hall greets you, then your delightful double-reception rests to your left. This runs over 26 feet to timber-framed French doors onto the side-return area of the garden. A wood-burning stove features in the front room. Stripped floors and traditional column radiators further impress and set the smart scene.

At the foot of the hall you have a designer-papered handy (windowed) w.c. and a couple of built-in cupboards are opposite, plus access to the large cellar.

Sitting at the rear of the ground floor is the double-aspect kitchen/diner, of over 16 feet by over 9 feet. On-trend stainless steel base units feature here, paired with wooden counters. You have smart engineered oak to the floor. Double-glazed doors pleasingly span most of the back wall, and provide access to your wonderful well-established garden (which is laid to lawn with well-stocked borders).

From the half-landing you have got the first of your three double bedrooms. This one is over 12 feet by 10 feet, with a sunny outlook to views over gardens. Stripped floors and a feature fireplace bring on the smiles.

Next door is your tastefully-appointed sash-windowed bathroom, with sanitary ware and fittings in a traditional style (including an over-bath shower) plus pale pink metro-style tiles with a bevel.

From the landing proper, you have a second double bedroom (with designer-paper to the walls) to your right, of over 11 feet by nearly 11 feet.

Finally, land in your generous master bedroom across the front of the house. This is over 16 feet by over 14 feet, with a big bay window and additional sash, a feature fireplace, and custom-made closets to the alcoves.

Telegraph Hill is a brilliant community to call home and hosts a number of locally-produced events. Telegraph Hill’s Victorian Parks (Upper and Lower) are great, as is The Hill Station community cafe and neighbouring pizza place. There is a weekly Saturday market held in the Lower Park, or nip down to Brockley Market (held on Saturdays in the Lewisham College Car Park).

The centre of Nunhead is a short stroll away - with its Green, community centre, butcher, fishmonger, bakery, wine shop and deli, as well as a host of pubs, cafes and restaurants. We like Kudu Grill, El Vermut, Goodcup (and Goodnights) and BARD4100 in Nunhead, plus Kudu, Beer Rebellion, and Blackbird Bakery by Queens Road Peckham Station. Peckham Bazaar is a little further but easily-walkable, and Brockley has some top spots as well. Here we like Browns, Tai, Ellary's and Brickfields.

The centres of Peckham, New Cross and East Dulwich are also very close for more options.
