Dog Kennel Estate, East Dulwich

Two double bedroom two-floored ex-LA flat of 686 square feet, with its own front door, in a prime and quiet location - just five minutes by foot from East Dulwich Station, and 12 from Denmark Hill Station (both Fare Zone 2). Leasehold.

Unrestricted parking is available for residents. It’s also possible for residents to apply for bike lockers.

What a spot! East Dulwich, Peckham and Camberwell town centres are all local. Your closest high streets are Lordship Lane and Bellenden Road - walk just 10 minutes to each.

The property is set over third and fourth floors, in a smart and low-rise Southwark Council block (brick-built) dating from the nineteen-thirties. The estate benefitted from a sensitive and thorough overhaul in 2014.

Through your front door and to your immediate left is a windowed bathroom with white suite and over bath shower. Next up on your right is a fitted modern kitchen. Over the sink is an east-facing window, with a twist of south (all your windows are double-glazed).

Moving through the hall space, spot a handy coat/cleaning closet (before the stairs). Swing a right here for your large and light reception, with space for seating and dining areas.

Up the stairs and you’ll find your two bedrooms - both are generous doubles, with large windows. There’s a large window in the hall by the stairs as well.

You’ll want for very little in this lovely locale. On Grove Vale, just a five minute walk, there's Blackbird Bakery, Poached (a lovely brunch spot), and an organic greengrocers' and general store with ethical refills.

Nip down to Lordship Lane or Bellenden Road for posh coffee. Impress friends and family with the Keralan cuisine at Ganapati and the fine Italian fayre at Artusi, on Bellenden Road.

On Lordship Lane we like Franklins and Yama Momo restaurants, and Tandoori Nights for a curry. Camberwell has great spots too... The Camberwell Arms, Silk Road, Theo's, The Crooked Well and Grove House Tavern all come recommended.

There’s a big handy Sainsbury’s locally on Dog Kennel Hill, or grab some market life on Rye Lane or North Cross Road (Saturday market). Lordship Lane has good grocery shopping and a couple of M&S Food Halls, plus a Picturehouse Cinema.

Local parks include the ‘secret’ Lettsom Gardens, St Francis Park, Warwick Gardens, Ruskin Park, Peckham Rye Park and Common and Goose Green. The Dulwich Hamlet football grounds at Champion Hill are also less than a ten minute walk.
