Devonshire Road, Forest Hill

Oversized and architect-treated raised ground floor one double bedroom apartment (of 516 square feet) with pleasing share of Freehold status plus an off-street parking space, within a smart mansion block with stupendous ceiling height, big windows, and large and leafy communal grounds. Wherefore art thou? Close to Devonshire Road Nature Reserve and to central Forest Hill and Forest Hill (Fare Zone 3) Station.

The flat’s been entirely - and beautifully - renovated by its two architect owners. We’re impressed by the exquisite custom-made kitchen and lounge furniture, the slick wet room, the wooden floors throughout, the cast iron radiators, and the retained original lintel feature to the opened-up fireplace.

The property’s orientation is a love song too: west at the front and east at the back - meaning great light throughout the flat, throughout the day.

In the original front door and it’s up a few stairs for your own front door. From the hall, your shower room is set to your right. Fittings and sanitary ware are contemporary, and the shower is a large one with separate spray attachment in addition to the overhead shower head. Plumbing is concealed.

Adjacent is the pleasing bedroom of 14 feet by 10, with leafy vistas and bespoke low-level solid wood shelving and storage.

Left of the hall - via a cool oversized sliding door - you have the large open-plan reception and kitchen spaces. One long wall of the large reception area is graced with a big, flexible-use solid wood sideboard that’s been designed and custom-created for the space. Fancy!

In this room you can zone eating and seating areas easily (it’s over 21 feet by over 17 at its widest), and the bespoke kitchen is smartly-situated to the near end of the room. Here, plentiful veneered-oak units - both wall and base - look and work a dream, and are paired with a stainless steel counter and splash back. Integrated appliances are included in the sale.

The enormous communal garden - well-tended and much-enjoyed by residents - is set to the rear of Belle Vue Court.

Forest Hill has a buzzy and friendly town centre, with a large Sainsbury’s store and loads of pleasing independent offerings; including a brilliant free range butcher (The Butchery) and lots of cafes too. The Dartmouth Arms is one of our favourite FH pubs, and the Sunday roasts are particularly delicious. The Sylvan Post is a quirky real ale place - with a respectable menu - in an old Post Office.

For more options, local towns include Honor Oak (at the other end of Devonshire Road, with lovely high street), East Dulwich, Sydenham, Brockley and Peckham.

Horniman Gardens and Museum are worth your weekend-time, as is the Devonshire Road Nature Reserve and One Tree Hill (fabulous London skyline views up here). Ladywell Fields is only a little further afield.

Forest Hill Station is close for London-bound trains, and Overgound services to Hoxton, Clapham Junction and Canada Water (for Canary Wharf) among other destinations. There are also plenty of useful bus routes upon the South Circular.
