Find it on a quiet residential street within Telegraph Hill Conservation Area and its pretty parks. Parking is unrestricted on-street.

Queens Road Peckham Station is a seven minute walk - for regular and Overground services. Nunhead Station is an eight minute walk (and gives you Thameslink services).

The move-in-ready flat sits on the second floor of a low-rise block. You’ve got your own front door, and on entry, brilliant built-in closets rest to your left and right.

Beyond on your left is a double bedroom of over 12 feet by over 9 feet, with a double-glazed window; the flat’s double-glazed throughout.

To your right of the hall is the recently-refurbished kitchen of over 11 feet by over 7 feet, with smart timeless white units, and solid wood counters.

The windowed bathroom is left of the hall - with contemporary white sanitary ware and fittings, and an over bath shower. Brick-style tiling and a modern heated towel radiator feature in here too.

Built-in storage and a neat desk feature here, and you’ve got the far wall dedicated to west-facing windows and a glazed door out onto the balcony. Both of these rear rooms have a lovely green setting and are not overlooked by anyone.

Choose from three local Zone 2 stations for the commute or social outings: Nunhead, Queens Road Peckham and New Cross Gate (the latter two are on the London Overground network). Day and night bus routes are on nearby Queens Road as well.

You're in New Cross/Nunhead/Peckham borderland here, so enjoy what all have to offer - Nunhead's high street and Green area has been the subject of recent and dramatic improvement, as has the Queens Road Peckham area around the station. New Cross has a friendly, yearly-refreshed vibe - thanks to Goldsmiths University. It also boasts a contemporary art gallery and Curzon cinema.

Local and popular watering holes include The Telegraph at The Earl of Derby (under new management), Beer Rebellion, Skehans and The Rose Inn. For divine Balkan cuisine, check out Peckham Bazaar on Consort Road - be sure to book ahead. Kudu and Peckham Cellars are good shouts too (by QRP Station).

If small ones are here or on the horizon, you're in a super spot for excellent local schools. As well as 'Waller', Hollydale, Kender and Haberdashers' Aske's are all close by.

Telegraph Hill’s parks are local to you and the lower park has a lovely weekly Saturday market. Another good market to check out is Brockley Market held in Lewisham College’s walled car park (also on Saturdays).

Sainsbury's Is local by NXG Station. For more options, it's a short trip to Greenwich, Deptford, Nunhead, Peckham and Camberwell.
