Denman Road, Peckham Rye
Delightful Victorian Freehold semi (one of a handsome pair) of 1092 square feet - with obvious extension potential to the rear of the property. It’s accompanied by a walled front garden, and a generous and well-established part-walled rear garden extending over 42 feet.
To the ground floor you have a through-reception plus independent dining room/third reception and double-aspect galley kitchen, and to the first floor you’ve two double bedrooms plus an oversized bathroom.
The house simply brims with warmth and charm, outside and in (we’ve been eyeing it up for years!) - we love the period fireplaces downstairs, the stripped doors and floors, the shutter and box work, the high ceilings, the many sash windows, the built-in storage, and the calming, sympathetic decorative scheme.
The property sits at the southerly end of one of the dreamiest, quietest streets in Peckham Rye - off Lyndhurst Grove; Denman Road has an interesting and aesthetically-pleasing mix of Victorian cottages, houses and townhouses, plus Edwardian mansion flats, alongside more modern offerings.
Walk just eight minutes to Peckham Rye Station (12 to Denmark Hill Station), and six to Bellenden Road for cafes, restaurants and independent shopping. On-street parking is easily found, with permits available from Southwark Council, for residents.
From the hall the double-reception is on your left, stretching over 24 feet. A central sash above an old school style radiator sits to the front of the room. The second reception area has built-in shelving and desk area. It’s all very seamless. Lights are recessed.
At the foot of the hall you land in the double-aspect dining area (past the under stairs cupboard), with a lovely stripped dresser. From this room, a set of French doors open out to the paved area of the garden.
The fitted kitchen is modern in style, basic and functional - with a run of wall and base units to one wall. Opposite which you’ve got a pair of big part-glazed double doors opening to the garden.
Beyond the paved area by the house you’ve a generous lawn in two zones. The garden’s well-stocked with herbs and ferns among many other welcome shrubs and plants. Enjoy bundles of afternoon sun out here.
Up the stairs and you first arrive at the big bathroom with white sanitary ware and sunny yellow walls. This room’s so big you could switch things up to create a single (third) bedroom and bathroom.
The landing is skylit (a great touch). From here, the master bedroom sits to the front of the house - it’s 15 feet by over 12, with two dash windows to street views. The second bedroom is adjacent - at over 11 feet by over 9. A built-in linen closet on the landing completes the tour.
This is a top spot for all ages. Rye Lane is close for Peckham Plex, The Bussey Building & Copeland Park complex and Peckham Levels, plus fruit and veg stalls and handy high street shops and banks etc.
Bellenden Road is a shorter walk for cafes and independent shops and restaurants (not a chain in sight). We love Review for books, Ganapati (for the best Keralan food you’ll find outside of Kerala, with takeaway on Maxted Road), Artusi, Anderson’s, The Begging Bowl and The General Store. Choumert Road is also close for Petitou and Small White Elephant cafes, and The Montpelier pub.
Children? Are well served, with good schools and nurseries in the locale: most local families use The Villa Nursery from 2 years (which also has a Pre-Preparatory school to age 7), and Lyndhurst, The Belham and Bellenden Primary Schools (these last two with new school buildings). Warwick Gardens is your most local green space and playground, while other locals include Lettsom Gardens, Ruskin and Brunswick Parks, and Peckham Rye Park & Common.
Peckham’s already a searing spot, but there’s even more to come: examples being The Peckham Coal Line, and the significant development in and around Peckham Rye Station. For more options, you’re close to Camberwell and to East Dulwich.
