Denman Road, Peckham Rye

Edwardian purpose-built apartment of 1062 square feet on a picture-perfect quiet residential Peckham Rye street (one of the 'Lyndhurst toast-rack' ones, close to Peckham Rye Station - walk 8 minutes). These handsome homes with their lovely high ceilings just don't come up enough - this is no real surprise as they are very hard to leave! The property has two large double bedrooms, both bath and shower rooms (the shower room being en suite), and an eat-in kitchen. Then the best bit we think is the big, bay-fronted reception room stretching over 18 feet, with attractive period fireplace and picture rail detail. The handsome offering is completed by a well-established, east-facing private garden section extending over 50 feet (accessed via the side of the building). Share of Freehold.

From the half landing you have the first double bedroom set to the rear. It's over 11 feet by nearly 14, with verdant views. Next door is a smart bathroom which is fitted out with contemporary fittings. Up to the main landing, swing a right into the eat-in kitchen. This is over 13 feet by over 12 feet, with big built-in cupboards, and simple white fitted units paired with granite counters. The vast reception room has west-facing windows to leafy street views, solid oak floors, and neutral decor: maximising the light. The size of the room means you can happily designate seating, eating and hobby or study areas with ease. Up the stairs and the master bedroom is found here, of over 11 feet by nearly 14. The modern en suite shower room has an oversized shower and large profile tiling. Plus a large sash window.

This is a top spot for all ages. Rye Lane is close for Peckham Plex, The Bussey Building & Copeland Park complex and Peckham Levels, plus fruit and veg stalls and handy high street shops and banks etc. Bellenden Road is a brief (5 minute) walk for cafes and independent shops and restaurants - not a chain in sight! We love Review for books, Ganapati (for the best Keralan food you’ll find outside of Kerala), Artusi, The Begging Bowl, Anderson’s and The General Store. Choumert Road is also close for Petitou and Small White Elephant cafes, and The Montpelier pub.

There are good schools and nurseries in the locale: local families use The Villa Nursery from 2 years (which also has a Pre-Preparatory school to age 7), and Lyndhurst, The Belham and Bellenden primaries. Warwick Gardens is your most local green space and playground, while other locals include Lettsom Gardens, Ruskin and Brunswick Parks, and Peckham Rye Park & Common.

Peckham’s already a searing spot, but there’s even more to come: examples being The Peckham Coal Line, and the significant development in and around Peckham Rye Station. Camberwell and East Dulwich are also close for more options. In Camberwell check out The South London Gallery, The Camberwell Arms, Nandine and Theo's. In East Dulwich we like William Rose, The Dulwich Picturehouse, Franklin's and North Cross Road's Saturday market.
