Open and you land in the welcoming hall with wide stripped floorboards which feature pleasingly heavily throughout the house. To your left are two reception rooms with connecting doors. Both have working fireplaces and noteworthy high ceilings, plus coving and ceiling rose detail. At the rear of this floor is a decadently-decorated bathroom with freestanding bath.
Head downstairs and you land in the huge kitchen/diner that’s great for entertaining the masses or raising a brood. Wooden block parquet floor is a hit with us, as is the large utility room at the foot of the room. The fitted kitchen consists of contrasting modern units. Double-glazed doors open onto the paved area of the garden. Beyond this, find a well-established and formal garden with lawn and topiary, plus a pond and large decked area that’s great for sitting out on, and admiring the house from. You’ll be lapping up the rays in this garden thanks to its westerly orientation and sheer volume.
On your way up to the first floor, access the roof terrace that’s a real sun trap and 10 feet by 7 feet. On the first floor, find the master bedroom taking the width of the house, at 16 feet by 13 feet, with two east-facing windows to street views. A second double adjacent is 13 feet by over 10 and delivers long garden views (the gardens here back onto more long gardens, on Talfourd Road; you get a real sense of space for such a connected, Zone 2 location). The second floor is home to two further double bedrooms (both 13 feet by over 10) and a modern shower room. On the landing, deep cupboards are a great decision. You access the loft by these, via ladder - which is big and boarded out.
Children, or thinking of? Schools are excellent in this area: local families use The Villa Nursery from 2 years, which also has a Pre-Prep. School to age 7, and Lyndhurst, The Belham and Bellenden Primary Schools (these last two with new school buildings), plus the Dulwich independent schools - which are just a short drive away.
Green space? Warwick Gardens is your closest, followed by Lettsom Gardens (ask us about this one) and Peckham Rye Park and Common. Ruskin Park is not too far either.
Bellenden Road is a short walk for cafes and independent shops and restaurants (not a chain in sight). We love Review for books, Ganapati (for the best Keralan food you’ll find outside of Kerala), Artusi, Anderson’s and The General Store. Choumert Road is also close for Petitou and Small White Elephant cafes, and The Montpelier pub. Rye Lane is also seriously local for Peckham Plex Cinema, fruit and veg stalls, The Bussey Building, Peckham Levels (and their respective rooftop bars) and handy high street offerings (supermarkets, banks, Boots and the like). Peckham’s already a hot spot, but there’s even more to come: Peckham Rye Station, for example, is undergoing substantial refurbishment and improvement, as is the area immediately surrounding it. The Peckham Coal Line is also one to watch.
