Denman Road, Peckham Rye
Huge and bright two double bedroom Victorian conversion flat over two full upper floors. It measures in at 1100 square feet (not a typo!) - around the same size as your average Victorian terraced house.
There’s just one (owner-occupied) flat below yours, and both properties have a Freehold share.
Denman Road is a picture-perfect quiet residential Peckham Rye street (one of the 'Lyndhurst toast-rack' ones), close to Peckham Rye Station - walk here in eight minutes.
Open into the shared hall with your front door straight ahead. You open to stairs up to half-landing level. The sash-windowed eat-in kitchen is straight ahead. It’s over 13 feet by over 9 feet. Next door is a handy separate utility space.
From the main landing, swing a left for the first double bedroom - of over 13 feet by over 10 feet. A sash provides verdant vistas over gardens, and the alcoves host shelves and a built-in closet.
The front room is a notably generous reception room, at over 16 feet by over 13 feet. There’s loads of space to zone seating, dining and work areas. A central fireplace with marble surround is a pleasing feature, and you’ve got two sash windows and a cheery yellow hue to the walls.
Up to the second floor and you’ll find the property’s bathroom - set to the rear of the building (white suite here and a large skylight window), and your second (carpeted) double bedroom. This one’s a biggie! At over 16 feet by nearly 15 feet. There’s a spot for a small work or keyboard space by the door to this room.
This is a top spot for all ages. Rye Lane is close for Peckham Plex, The Bussey Building & Copeland Park complex and Peckham Levels, plus fruit and veg stalls and handy high street shops and banks etc.
Bellenden Road is a brief (five minute) walk for cafes and independent shops and restaurants - not a chain in sight! We love Review for books, Ganapati, Artusi, The Begging Bowl and The General Store. Choumert Road is also close for Petitou cafe, and The Montpelier pub.
Warwick Gardens is your most local green space and playground, while other locals include Lettsom Gardens, Ruskin and Brunswick Parks, and Peckham Rye Park & Common.
Peckham’s already a searing spot, but there’s even more to come: examples being The Peckham Coal Line linear park, and the substantial development in and around Peckham Rye Station.
Camberwell and East Dulwich are also close for more options. In Camberwell check out The South London Gallery, The Camberwell Arms and Theo's. In East Dulwich we like William Rose, The Dulwich Picturehouse, Franklin’s and North Cross Road's yummy Saturday market.
There are good schools and nurseries in the locale: local families use The Villa Nursery from 2 years (which also has a Pre-Preparatory school to age 7), and Lyndhurst, The Belham and Bellenden primaries.
