Denman Road, Peckham Rye
Beautiful architecturally-treated two double bedroom garden flat of over 800 square feet, with a Freehold-share. The handsome property is the extended ground floor of a smart Victorian house.
Your mature east-facing private garden is accessed via the large rear room. This runs over 40 feet and is framed by other gardens; giving you lovely leafy vistas from all angles.
Find it one of the prettiest residential Peckham Rye streets (it is one of the 'Lyndhurst toast-rack' ones, close to Peckham Rye Station: walk eight minutes, and just six to Bellenden Road). There is permit-parking on-street.
Through the main front door, you land in a neat hall and your own front door is on your left. The first double bedroom is set to your left at the front of the building - it is 12 feet each way, with a pale grey carpet, a pair of custom-made wardrobes, and bespoke shutters to the twin sash windows.
Adjacent is your second pale-carpeted bedroom (of over 11 feet by over 9 feet), with a fitted closet to the near alcove, and French double-glazed doors to a sweet courtyard (useful for storing garden things).
Your windowed bathroom is next along the hall, with a smart white suite and under-basin storage.
The best bit is at the end of the hall: you open into a huge rear room which faces east and incorporates kitchen, dining and sitting areas. It runs over 24 feet by over 16 feet. The fitted kitchen is a modern one with plenty of wall and base units and a breakfast bar/bar which is great for entertaining/cooking theatre-kitchen style. At the living area end of the room you have folding doors and a separate sash window (and there are skylights, too).
Your garden is fairly low-maintenance and largely laid to lawn, with a paved area closest to the house.
Where am I? Rye Lane is close for Peckham Plex, The Bussey Building & Copeland Park complex, Market Building and Peckham Levels, boutique gyms, fruit and veg stalls and handy high street shops etc. Bellenden Road is a brief and pleasant (six minute) walk for cafes and independent shops and restaurants.
We love Review for books, Ganapati, Artusi, The Begging Bowl and The General Store. Choumert Road is also close for cutesy cafes, and The Montpelier pub.
Warwick Gardens is your most local green space and playground, while other locals include Lettsom Gardens, Ruskin and Brunswick Parks, and Peckham Rye Park & Common.
Peckham is already a hot spot and never more so, but there’s even more to come - including significant development in and around Peckham Rye Station.
Camberwell and East Dulwich are also close for more options. In Camberwell - check out The South London Gallery, The Camberwell Arms, Forza Win, Little Cellars, Veraison Wines and Theo's. In East Dulwich we like William Rose butchery, The Dulwich Picturehouse, Franklins, and North Cross Road's delightful Saturday market.
