Denman Road, Peckham Rye

Generous and characterful bay-fronted Victorian terrace with three double bedrooms and a wonderful mature west-facing garden (with a twist of south) of 60 feet - complete with a garden studio/office with power.

Welcome features are everywhere! These include sash windows, period fireplaces, stripped boards and wooden block herringbone flooring, and a modern kitchen and bathroom.

The street is a dreamy 'Lyndhurst toast-rack' one; once a show street (demonstrating different architectural styles of homes), it’s quiet, tree-lined and within easy reach of Peckham Rye Station - walk here in just seven minutes. Bellenden Road and The Villa Nursery are also close. Permit parking is available on the street for residents.

A neat cottage-style front garden sets the house back from the street. From the hall, your reception rooms rest to your left, with pine doors connecting/dividing the two - as the mood or occasion takes you. The front reception is 13 feet by nearly 14 feet, while the second is over 11 feet each way (with sash window to gorgeous garden views). You have shelving to all four alcoves.

Moving through the hall, you have the cellar door to your right (offering really good storage), then a handy windowed downstairs w.c. opposite your utility/laundry cupboard - with plumbing for the washing machine.

Straight ahead - via ‘pocket’ door - is the double-aspect kitchen/dining room, which runs nearly 19 feet to folding timber-framed glazed doors out to the garden. Glossy grey modern units feature in the kitchen at the near end of the room, and these are paired with slick white counters.

The garden is a well-established one with a fig, ferns, palm, bamboo, curly kale, rhubarb and roses among its many offerings (three small yet productive vegetable beds impress - to your RHS as you look out from the house). You have lawned and paved areas, plus a raised deck where you’ll find the garden studio/office, which has two sets of French doors. There’s also shed storage cleverly concealed behind.

Up to the first floor... to the rear of the house from the half-landing is a good double (of over 10 feet each way), with white walls, and a sash window over your garden and the neighbouring ones. Painted stripped floors are underfoot.

Next door is the property’s bathroom, with independent shower beyond the full white suite, exposed brick detail (to the wall behind the free-standing bath), sash window, brick-style ceramic tiling, and an old school style radiator.

From the main landing, the second double bedroom is on your right - at over 11 feet each way, with a stripped pine alcove closet/cupboard, plus book shelves to the second alcove.

The master bedroom is perhaps our favourite room - taking the width of the terrace (it’s 17 feet by over 12 feet), with a pretty fireplace, and delivering delightful street views from its two east-facing sash windows. And a big bank of custom-fitted IKEA wardrobes and smart alcove storage finish the room off perfectly.

Schools are excellent in this area: local families use The Villa Nursery from 2 years (which also has a Pre-Prep. School to age 7), and Lyndhurst, The Belham and Bellenden Primary Schools, plus the Dulwich independent schools - which are just a short drive away.

Green space? Warwick Gardens is your closest, followed by Lettsom Gardens and Peckham Rye Park and Common. Ruskin, Burgess and Brunswick Parks aren’t far either.

Bellenden Road is a short stroll for eateries and independent shops (not a chain in sight). We love Review for books, Ganapati (for the best Keralan food you’ll find anywhere), Artusi, The Sourcing Table, The Begging Bowl and The General Store.

Choumert Road is also close for Petitou cafe, Miss Tapas and The Montpelier pub. And Rye Lane is local for handy high street shops, fruit and veg stalls, The Bussey and Market Buildings, Peckham Levels (and their respective rooftop bars), and Peckham Plex Cinema.

Peckham’s already a hot spot, and there’s even more to come: Peckham Rye Station, for example, is undergoing substantial refurbishment and improvement, as is the area immediately surrounding it. The Peckham Coal Line (a cool linear park between SE15’s two stations) is also one to watch

For more options, you're pleasingly-close to Camberwell, East Dulwich, Nunhead and Herne Hill.
