Denman Road, Peckham Rye

Edwardian purpose-built apartment of 1103 square feet, with Freehold-share, on a picture-perfect quiet residential Peckham Rye street; it’s one of the 'Lyndhurst toast-rack' ones, close to Peckham Rye Station - walk just eight minutes.

These handsome homes with their many dishy features (tiled front pathways, high ceilings, fireplaces, original floor boards, pretty original windows…) just don't come up enough - this is no real surprise as they are very hard to leave! The sellers have recently redecorated - just move on in.

The property has three bedrooms, a full bathroom with both bath and shower, and a kitchen/diner - which is set the the rear of the property.

You’ve also got a super-pretty shingled and walled courtyard garden. And the luscious mature front garden’s also demised to the flat.

In the original main door and your own front door is set to the right hand side. Immediately to your right is the generous reception room with attractive working fireplace and twin west-facing windows onto the well-established front garden.

Next on your right is your first double bedroom with more stripped floors, a beautiful built-in alcove closet, and French doors onto your courtyard garden.

Moving through the apartment, next on your right is a bright bedroom with window onto the courtyard. Built-in shelving features here.

Next along you’ve got the modern bathroom bathroom with contemporary fittings and under-floor heating, a bath and an independent walk-in shower. A large sash window features too.

To your right beyond the bathroom is a second entry point to your courtyard garden - a perfect spot for tea and toast or something stronger with your best ones.

The third bedroom is next - with built-in closets  to each alcove and another period fireplace.

At the end of the long and lovely hall you’ve got your kitchen/dining room with yet another period fireplace. Stainless steel counters top the fitted base units. There’s a breakfast bar too.

This is a top spot for all ages. Rye Lane is close for Peckham Plex, The Bussey Building & Copeland Park complex and Peckham Levels, plus fruit and veg stalls and handy high street shops and banks etc.

Bellenden Road is a brief (five minute) walk for cafes and independent shops and restaurants - not a chain in sight! We love Review for books, Ganapati (for the best Keralan food you’ll find outside of Kerala), Artusi, The Begging Bowl, The General Store and Made of Dough.

Choumert Road and Blenheim Grove are also close for delights including Petitou, Levan, The Coal Rooms, Il Giardino and The Montpelier pub.

There are good schools and nurseries in the locale: local families use The Villa Nursery from 2 years (which also has a Pre-Preparatory school to age 7), and Lyndhurst, The Belham and Bellenden primaries.

Warwick Gardens is your most local green space and playground, while other locals include Lettsom Gardens, Ruskin and Brunswick Parks, and Peckham Rye Park & Common.

Peckham’s already a searing spot, but there’s even more to come: examples being The Peckham Coal Line, and the significant development in and around Peckham Rye Station.

Camberwell and East Dulwich are also close for more options. In Camberwell check out The South London Gallery, The Camberwell Arms, Silk Road and Theo's. In East Dulwich we rate William Rose, The Dulwich Picturehouse, Franklins and North Cross Road's foodie Saturday market.
