Crofton Road, Camberwell
Natural four bed Victorian bay-fronted house of 1695 square feet (inclusive of the cellar space, exclusive of the loft space) with two entrances and a low-maintenance west-facing garden (with a twist of south), on a tree-lined residential Lyndhurst-toast rack street which puts you between Peckham Rye and Denmark Hill Zone 2 stations - walk to either in 12 minutes. Both are Fare Zone 2 and on the Overground network.
You’re also close to The Villa Nursery and Pre-Preparatory School (2-7), and to Lyndhurst Primary School. Permit-parking is on-street.
A generous front garden sets you back from the pavement. In the front door and to your right, find a huge double-reception with high-ceilings, original floorboards, and stripped pine original dividing doors too. The front room is over 16 feet by over 13 feet and the rear room is over 12 feet by over 13 feet. Sliding doors open (from the second reception; the natural dining room) onto the sunny garden.
From the hall space you can access the handy cellar.
Next up’s the kitchen space - which has been extended (find a second back door here) - and beyond this you’ve got a downstairs lavatory and a lean-to which is a useful utility space, with plumbing for the washing machine.
The staircase is impressive in itself! Follow it up to the first floor and you’ll find three double bedrooms (13 feet by 12 feet, 13 feet by 13 feet, and 11 feet by 9 feet) and the property’s bathroom with separate w.c. The bathroom’s fitted out with white sanitary ware and has an over bath shower and brick-style tiling. An arched sash window is a lovely feature.
Take the pretty stairs again and you’ve got your fourth double bedroom. This one’s 11 feet by 9 feet and set to the rear of the house.
The house has a large loft - many homes on the street have converted theirs. It would make a great project once-in if you wanted more space.
Local green spaces include Warwick, Lucas and Lettsom Gardens. Peckham Rye Park and Common and Ruskin and Burgess parks.
There are plenty of useful bus routes from Peckham Road, at the bottom of the road, including the 436 (Paddington and Victoria), the 12 (Oxford Circus) and the 171 (Holborn). You’ll also find South London Gallery on the main road.
Local eating, meeting and drinking establishments of note include Theo's, The Camberwell Arms, The Hermits Cave, Lumberjack and The Crooked Well (SE5) and The Montpelier, Levan, Ganapati, Miss Tapas, The Begging Bowl and Mr Bao (SE15).
In the warm months, Rye Lane’s rooftop bars are the hippest be-seen-at destination, for cocktails and people-watching. Rye Lane is also where you’ll find Peckham Levels and The Bussey Building.
Peckham and Camberwell both have good leisure centres with lane pools, and The Butterfly Tennis Club and Zen Yoga Studio are also local, at the northerly end of Camberwell Grove.
