Crofton Road, Camberwell

One-off, detached and chain-free three bedroom house over three floors, with astounding London skyline views from the generous private roof terrace (which sits off a huge reception room at the top of the building). You’re on the small section of Crofton Road, one of the ‘Lyndhurst-toast-rack streets’, between Peckham Rye and Denmark Hill Zone 2 stations; walk to these in 8 and 10 minutes respectively. The impressive house - of very high specification throughout - measures in at a merry 1350 square feet. The property was conceived by Shane Jell of Sub Rosa Architecture, whilst the detailed design was carried out by Knightsbridge-based ATELIERwest, an architectural practice specialising in high-end design. The house has a monochrome scheme, with crisp white walls and mat black detailing - for switches and such. The floors are solid oak and tiled throughout, with the benefit of (electric) underfloor heating in the bathrooms. PART EXCHANGE AVAILABLE.

You enter into a smart lobby with generous built-in coat storage tucked to your right. A downstairs cloakroom sits neatly at the foot of the stairs, and the large kitchen/diner sits off to your right. It’s over 21 feet by over 15 and has a huge, wall-taking window (of toughened and laminated glass) onto the front garden area and quiet residential street. The kitchen has quartz counters - the height of luxury, as well as being super practical. All the new kitchen appliances are AEG (the hob is a combined gas and induction number, for the best of both worlds) and the sink is stainless steel by Blanco.

Up to the first floor for the sleeping floor, featuring two double bedrooms and a large single. The main bathroom has a Kaldewei bathtub, plus basin made from natural stone resin, and toilet designed by Philippe Stark for Duravit (as in the downstairs w.c. and en suite too). The first double bedroom is a roomy 15 feet by over 9 with tall window onto the street. Adjacent is the master bedroom (over 15 feet by over 13) that’s double-aspect and has an en suite with luxury shower room that includes a natural stone resin shower tray. Both bathrooms have heated, plumbed-in towel rails. Bedroom three is over 9 feet by over 8.

Up again and you arrive at the crown of the house: a living room of living rooms that’s double-aspect onto your generous roof terrace. It’s a delightful, bright space equally perfect for unwinding or entertaining. Built-in speakers feature here, by Bowers & Wilkins (these also feature on the ground floor and the speaker cables are conveniently positioned to allow connections to a Sonos system or similar). Folding doors open out onto your London skyline view. We think it's incredible and reason enough alone to buy the house! A rarity to get such high and uninterupted views in this locale. The smart terrace decking is a blend of easy-maintenance wood and plastic and there’s a handy cold water tap up here for watering plants.

Local green spaces include Warwick, Lucas and Lettsom Gardens; bag yourself a key for the latter for a nominal fee), Peckham Rye Park and Common and Ruskin Park. There are plenty of useful bus routes from Peckham Road, at the very foot of the road, including the 436 (Paddington and Victoria), the 12 (Oxford Circus) and the 171 (Holborn).

Local eating and drinking establishments of note include Theo's, The Camberwell Arms, The Hermits Cave and The Crooked Well (SE5) and The Montpelier, Ganapati, Miss Tapas, The Begging Bowl and Mr Bao (SE15). In the warm months - if you can break away from your own roof terrace and view - Rye Lane’s rooftop bars are the hippest destination for cocktails and people-watching. Rye Lane is also where you’ll find Peckham Plex Cinema (dedicated to films for a fiver) and Peckham Levels. Cafe culture is alive and well-practiced in these parts – we like Anderson’s and Small White Elephant, and Daily Goods and The Pigeon Hole Cafe. Peckham and Camberwell both have good leisure centres with large lane pools, and The Butterfly Tennis Club and Zen Yoga Studio are also local, at the bottom of beautiful Camberwell Grove. Local school provision for little ones includes Lyndhurst, The Belham, Bellenden and Dog Kennel Hill (primaries), and The Villa Nursery and Pre-Prep. School, on Lyndhurst Grove (2-7).
