Clifton Rise, New Cross

The Dew Drop Inn - a handsome Victorian-build public house on the corner of lovely Fordham Park - was converted into apartments back in 2006.

This generous two bed pad therein measures in at 761 square feet, has its own front door, and takes a delightful corner position. We’re loving the leafy views on the upper floor! Long lease.

You’re located between New Cross and New Cross Gate Stations (walk only six minutes to either), and parking is unrestricted on the street. You’re also a short walk from Deptford Market Yard and Deptford Station, and Deptford High Street.

Open your very own front door at Fordham House, and high ceilings greet you. From the bright hall, your reception room rests to your left. This is over 13 feet by over 12 feet, with a large central sash window (with bespoke shutters to the lower window panes). A combination fan/light and bespoke built-in storage are further welcome features.

To your right of the hall and you’ve got the first double bedroom. It’s double-aspect, on the corner of the building, and over 12 feet by over 9 feet. The park vistas are dreamy, and again you’ve got shutters to the lower sash panes of the big windows.

The rest of the flat’s downstairs (where generous glass-brick windows dispel any basement vibes): you’ve got a modern internal bathroom (contemporary white sanitary ware here, plus over bath shower and stainless steel heated towel rad), an L-shaped kitchen (with smart units and counters), and the second double bedroom - which is over 15 feet by nearly 9 feet.

To finish the tour, there's a small communal courtyard garden with table and chairs and space to store bikes (uncovered).

You’re in New Cross/Deptford borderland here, so can bask in what both have to offer. You’re also an easy walk from gorgeous Greenwich (its centre a UNESCO World Heritage Site) and Royal Park. Walk to The Thames Path in 15-20 minutes (and The Dog & Bell pub will serve you a nice tipple on your way there).

Our top tips in New Cross include Goldsmiths CCA (gallery), The Rosemary (amazing Hungarian food), Meze Mangal (Turkish), The Rose Inn, The New Cross House and The Amersham Arms.

In Deptford you’ve got The Albany Theatre, a modern leisure centre/pools and library next door, plus hip bars and restaurants etc. Some spots we like include Salt for pizza/craft beer, Marcella (Italian), The Tapas Room, The Tea House (Chinese), M&D (Japanese), Villages and The Job Centre (pubs) and Matchstick Piehouse (music/theatre venue). Deptford has regular popular street markets on Wednesdays, Fridays and Saturdays, and other local Saturday markets include Telegraph Hill Farmers’ Market and Brockley Market

For more options - Peckham, Nunhead, Camberwell, Brockley, Ladywell and Lewisham are all close.
