Choumert Road, Peckham Rye
Best and final offers invited by 3pm, Friday 4 September 2020.
It’s incredibly rare to find a detached four double bed house in Peckham Rye on a quiet and private plot with gated access; yet here we pleasingly find ourselves. Once a former stable building - now a thoroughly modern home of almost 1500 square feet - you’ll want for very little with this architect-designed property which is just a few minutes from Peckham Rye’s Zone 2 station, The Belham Primary School, and burgeoning Bellenden Road.
The house delivers four double bedrooms (three upstairs, one downstairs), two bathrooms and a downstairs w.c., a huge reception room, another reception/home office/additional bedroom, a slick kitchen (plus pantry), a generous entrance hall, a south-east facing garden, and a rear courtyard which is great for late sun.
The property is privately set back from a pretty and popular tree-lined residential Victorian SE15 street which intersects Bellenden Road. Locally, it’s known as the Champs-Élysées of Peckham! Permit-parking is available for residents, on-street.
Go through your private, solid wooden gate from the pavement, and there's a neat path to the house, with cool lighting. You’re greeted by a sun-trap of a pro-landscaped garden. It’s pretty heavenly. We’ll let the photographs do the talking there.
In the front door and you land in a larger-than-average hall, with a windowed guest loo to your left. The hall space is quite the show-opener! With an impressive open-tread oak staircase plus double-height space having huge windows onto the courtyard area; almost giving you an entire wall of glass, and letting the outside in.
To the left of the hall is the large reception room with plenty of space to zone living and dining areas. It’s over 21 feet by over 13. Oak floors and joinery flow through. Double-doors open out from here to the garden. You can also access an additional generous reception room. This would make an equally good guest bed/home office/playroom/consultation space; with its own independent front door from the garden.
Off the other side of the reception you’ve got a neat and modern kitchen, with smart white units and wooden countertops. A handy pantry sits off this room. Double-doors open onto the courtyard garden.
To the right of the entrance hall you’ve got the first double bedroom with a south-east facing window, and a slick contemporary shower room with a window to the courtyard, plus a skylight window too.
Upstairs and the joy continues! There are two big double, and double-aspect bedrooms, plus another double (fitted out as a luxury walk-in wardrobe), and an oversized bathroom - the current owners knocked two bathrooms into one - with both bath and shower. The first floor has glazing to three of its four sides: you’ll enjoy great light throughout the house, all day.
You are but minutes from buzzing cafe and restaurant life. On Bellenden Road we love Anderson’s, Ganapati, Artusi and The Begging Bowl. Rye Lane is only a little further for high street shops, markets, banks and Peckham Plex Cinema (films for a fiver), as well as Peckham Levels, the Bussey Building and other trendy spots!
If you can face leaving the neighbourhood, Peckham Rye Station (Fare Zone 2) is close for regular and Overground services (and East Dulwich Station is only a tad further). Services to London Bridge and Victoria, Clapham Junction and Canada Water (for Canary Wharf) make the commute or evening or weekend excursions a walk in the park.
If a walk in the park’s what you’re after, local green spaces include Warwick Gardens, Lettsom Gardens, Peckham Rye Park & Common and Ruskin Park. The Peckham Coal Line will hopefully soon be added to that list.
Local primary schools include The Belham (run by Dulwich Hamlet Educational Trust), Bellenden, St. John's & St Clement's (C of E) and Goose Green. The Villa Nursery (2-7) is also local and well-liked, and the Dulwich independent schools are but a short drive away.
