Choumert Road, Peckham Rye

Beautifully presented, ready-to-go Victorian two bed terraced half-house with pleasing features aplenty – including crisp white walls and old school style radiators – on a popular tree-lined residential street that’s close to Bellenden Road and Peckham Rye Station (just 1 and 4 minutes by foot respectively).

Sitting just on the border of Holly Grove Conservation Area; the house is set over three floors, delivering two double bedrooms and an immaculate, oversized bathroom, plus a large, open-plan, dual-aspect reception/kitchen/dining room. A low-maintenance garden sits at the rear of the house (which is accessed directly off the kitchen area).

A neat, walled front garden sets you back from the street. In the main front door and your front door is set to the left. You open straight into the reception room which is open-plan to the fitted kitchen which enjoys a modern treatment (slick white handle-free units) and kitchen island/breakfast bar that’s complete with clever book-shelving. Wooden floors throughout down here. French doors open out onto the garden that’s paved and part-walled. It’s perfect for busy bees and potted plants.

Take the stairs up and first on your right is a delightful large bathroom, with traditionally-styled suite and fittings, and an over bath shower. You’ve also got brick-style tiling and a handy built-in cupboard for towels and toiletries. Adjacent is the master bedroom of over 13 feet by nearly 11. Bespoke wardrobes here keep matters tidy, to one entire wall. The original floorboards are painted white and the rom’s a very sunny one – with its southerly orientation (the same goes for the reception area downstairs). Up again for a second double bedroom which has accessible and generous eaves storage, plus floorboards painted this time in a lovely blue hue.

Lovely, leafy Choumert Road dissects Bellenden Road – you are but minutes from the many shops and restaurants in this buzzing, trendy area that’s thronging with young professionals and young families alike. Artusi, Ganapati, Anderson’s, The Begging Bowl, Miss Tapas, The Montpelier and The Victoria Inn are all at hand. Rye Lane is only a little further for high street shops, markets, banks and Peckham Plex Cinema (films for a fiver), as well as Frank’s Bar, Peckham Levels, and The Bussey Building & Copeland Park.

If you can face leaving the neighbourhood, Peckham Rye Station (Fare Zone 2) is close for regular and London Overground services (and East Dulwich Station is only a tad further, also Zone 2). Services to London Bridge and Victoria, Clapham Junction and Canada Water (for Canary Wharf) make the commute or evening or weekend adventures embarrassingly easy.

Local green spaces include Warwick Gardens, Lettsom Gardens, Peckham Rye Park and Common and Ruskin Park. The Peckham Coal Line will soon be added to that list (yippee!). Local primary schools include The Belham (run by Dulwich Hamlet Educational Trust), Bellenden, St. John's & St Clement's (C of E), Goose Green and Lyndhurst. The Villa Nursery (2-7) is also local and well-liked.
