Choumert Road, Peckham Rye

Flexible Victorian townhouse delivered over four floors, with off-street parking to the front of the house (complete with automatic gates), and a generous rear garden stretching over 90 feet.

In current layout, you have a self-contained one bedroom flat taking the lower ground floor; a 'granny flat' suitable for au pairs, nannies or overnight stays for family and/or friends. Then upstairs (raised ground, first and second floors) you have two double bedrooms, an office room (or additional bedroom) onto the garden, and a front reception which is adjacent to your eat-in kitchen. There's obvious extension potential if you want even more space.

The location? You are in the very centre of the most popular part of Peckham, within leafy Holly Grove Conservation Area, just a few minutes from Bellenden Road, The Belham Primary School, and Peckham Rye Station (Fare Zone 2).

Starting with the lower ground floor - which has a separate entrance - on entry in the lobby area is plumbing for a washing machine. Then you’ve got your open-plan kitchen/reception - of over 15 feet by over 10 feet. Adjacent is a double bedroom, of over 10 feet by nearly 10 feet. A neat shower room completes the floor.

The raised ground floor (wide York stone stairs lead you to the front door) hosts a front reception, an eat-in kitchen (with smart white units with wooden counters), and a double-aspect office room with glazed doors onto the garden. Plumbing (mains water inbound, and waste outbound) means this room also has potential as a utility room.

On the first floor you have a very big twin-windowed bedroom (custom-made shutters feature to the lower panes; find these on the main reception window too), which is the width of the terrace - it's over 15 feet by over 11 feet. A small doorway leads to a mini wardrobe/closet just off the bedroom. To the rear of the floor is a windowed bathroom and a separate additional independent w.c. next door.

At the top of the house is another big bedroom, with a skylight and a regular window (to leafy views). There is lots of handy hidden storage under the eaves, with easy access.

Outside, there are weather-proof double-sockets installed on the external wall, in addition to an external tap - perfect for vehicle and garden maintenance.

You’re delightfully close to Peckham Rye Station (accessed from Blenheim Grove), for both Overground and regular services. And between two high street areas: Bellenden Road to the west and Rye Lane to the east.

Bellenden Road is great for independent restaurants and independent shops. We love Review, Flock & Herd, Artusi, The Begging Bowl and Ganapati to name a few. Rye Lane is handy for fruit and veg stalls and high street offerings such as Boots and Holland and Barrett, as well as trendy destinations in Peckham Levels, The Bussey Building & Copeland Park complex, Peckham Plex Cinema, and rooftop bars in the warm months.

Choumert Road itself has some popular businesses: The Montpelier pub, Miss Tapas and Petitou cafe are fine examples.

Camberwell and Dulwich are close for more options. We like The South London Gallery on Peckham Road, and Lordship Lane for more independent shopping, cafes and restaurants.

You’ve got a respectable chunk of Peckham’s green space with your big garden, but for more, Warwick Gardens is close by, as is Peckham Rye Park and Common’s 113 acres. Peckham Rye Park has a historic grade II listed status, plus Green Flag status since 2007.

If you have little ones or they are on the horizon, the school provision is notably strong in this patch. The Villa Nursery and Pre-Preparatory School (2-7) is a short walk away, on Lyndhurst Grove, and The Belham (run by Dulwich Hamlet Educational Trust) and Bellenden Primary Schools are well-regarded (3-11).
