Choumert Road, Peckham Rye

A far from average terrace designed by local architect Niki Borowiecki: a clever, five bed, two bath home of over 1600 square feet. It’s an entirely new-build house with a respectable rear garden plus a neat front courtyard. High-quality materials and finishes are noteworthy throughout, and include oak floors, bespoke oak doors, door frames and joinery. The property has plenty of green credentials too – triple-glazed windows and doors, a heat-recovery ventilation system, ground floor underfloor heating, low-energy LED lighting throughout and highly insulated construction. Find it on one of the prettiest, tree-lined residential streets in the Peckham Rye area. You’re a 6 minute walk from Peckham Rye Station. Bellenden and Choumert Roads are even closer with their respective selection of restaurants, cafes, pubs and independent shops. Unrestricted on-street parking. Chain free.

A large front door sets the scene and this opens to a wider than average hall with large cloak/storage cupboard. A downstairs w.c. sits to your right of the hall (yes, they’ve thought of everything). Also to your right is the door to the generous kitchen that stretches 21ft. Appliances are integrated and included, and units are faced in white glass. The worktop is black granite and a glass splashback impresses. Double doors open out to the front courtyard with southerly aspect (another nice touch). The reception room is accessed via the kitchen or hall area and it’s a particularly generous space of 16ft by 13ft. Zone eating, dining, and even study areas as you so desire. A huge skylight is a welcome feature, as are the bi-fold doors that take the width of the external wall to the garden. The garden? Is a low-maintenance offering with wide borders and a pair of palms. There’s also directional external lighting to enjoy.

On the first floor, we love the glazed box above the front door in position. Pride of place for the Christmas tree, or a pleasing spot to read a book or watch the neighbours go by! A large double bedroom sits adjacent, with generous built-in closets taking one wall. A double and a single bedroom sit at the rear, looking out over the green Sedum planted roof of the reception room below, and beyond to the garden. If you preferred, the smallest bedroom would make an equally lovely study or music room. A family bathroom completes the floor, with white suite, smart fittings and overbath shower. Up to the second floor for the master bedroom of 13ft by 10ft with classy en suite shower room, lit by two Velux windows. A fifth bedroom (or large dressing room) faces the rear.

Idyllic Choumert Road dissects Bellenden Road – you are but steps from the shops and restaurants the area has to offer. Favourites of ours are Artusi, Ganapati, Anderson’s, Petitou, The Begging Bowl, Miss Tapas (for those little padron peppers alone!), The Montpelier and The Victoria Inn. Rye Lane is only a little further for high street shops, markets, banks and Peckham Plex Cinema, as well as Frank’s Bar and The Bussey Building and Copeland Park. Trendy central. If you can bring yourself to leave the neighbourhood, Peckham Rye Station (Zone 2) is a 6 minute stroll for main line and ‘ginger line’ services. Or walk 11 to East Dulwich Station. Services to London Bridge and Victoria, Clapham Junction and Canada Water (for Canary Wharf) make the commute or evening or weekend adventures a cinch.

Local green spaces? These include Warwick Gardens, Lettsom Gardens, Peckham Rye Park and Common and Ruskin Park. The Peckham Coal Line will hopefully soon be added to that list! Local primary schools include The Belham (run by Dulwich Hamlet Educational Trust), Bellenden, St. John's & St Clement's (C of E) and Goose Green. The Villa Nursery and Pre-Prep. (2-7) is also local and well-liked, and the Dulwich schools are a short drive away.
