Champion Hill, Camberwell

Tip-top two double bedroom penthouse flat with private balcony, within the des-res that is Ruskin Park House: an exclusive fifties-built only-owner-occupied private residential estate, on high ground and set in mature parkland style gardens.

Denmark Hill Station (Fare Zone 2) is but a five minute walk, as is lovely Ruskin Park. Leasehold.

The fourth floor flat’s been refurbished to a high standard by the current owners, and its private balcony faces north-west; here you’ll enjoy great late sun, sublime sunsets, and skyline views too. RPH has central communal gardens and there’s an on-site care-taker - so the communal spaces and the development’s details (we're big fans of the brass finger-plates and vintage lifts, for example) are notably well-kept.

In your own front door, swing left, and you’ve got your large reception room at the end of the hall. This is over 15 feet by nearly 11 feet, with cool Crittall windows taking up an impressive chunk of the far wall. Access the balcony from this room or from the master bedroom. Your outside space has plenty of space for a bistro table and chairs and your favourite potted plants.

Next along you’ve got your modern fitted galley kitchen, which is urban-industrial in feel and design, with Valchromat units and open shelving to the walls, plus a Crittall window onto the balcony.

The generous and windowed shower room is next door, with traditional-style sanitary ware. The walk-in shower’s a large one.

Adjacent is a double bedroom (of over 11 feet by over 9 feet), with a huge bank of custom-made wall-wide, ceiling-high closets.

Finally, at the end of the hall, is your second bedroom - the master - of over 15 feet by over 9 feet. As through the hall, reception and bedrooms, you’ve got the original fifties tiling to the floor. As well as looking good they are wonderfully low-maintenance.

Denmark Hill Station is your closest one. East Dulwich Station is also only an 11 minute walk.

Your local parks include Ruskin Park, Goose Green, Peckham Rye Park and Common and Lettsom Gardens. Dulwich Hamlet Football Club is also local, next to the big Sainsbury’s.

Lordship Lane is an easy stroll for Picturehouse cinema, independent shopping, and bars and restaurants. We particularly rate William, Rose, Chener Books, SMBS Foods, Franklins, The Cheese Block and Moxon’s.

In Camberwell, we love The Camberwell Arms, Theo’s, Silk Road, The Hermits Cave, and Grove House Tavern. The Phoenix is a nice pub too - within the pretty Denmark Hill Station building. Luxury groceries can now be gathered up at Gladwell's and Grove Lane Deli. And Veraison wine bar/wine shop and Forza Wine restaurant are new already-popular additions to Camberwell Church Street.

It’s not far to Peckham’s Bellenden Road, where the best eateries include Ganapati, The Begging Bowl and Artusi. Rye Lane’s just a touch further for be-seen-at destinations such as Peckham Levels and The Bussey and Market buildings.

Local leisure centres are found on East Dulwich Road and in central Camberwell, and you have Zen Yoga studio at the bottom of Camberwell Grove, with a community tennis club (Butterfly) next door. There are tennis courts in Ruskin Park as well.

Herne Hill and Brixton are also close for more social and leisure options.
