Chadwick Road, Peckham Rye

Delightful two double bedroom Victorian semi-detached house of 963 square feet, with a private and part-walled ‘city’ garden of 15 feet. Permit parking is on-street for residents. Chain free.

The characterful home is found on one of the Peckham Rye area's principal tree-lined streets within Holly Grove Conservation Area, all of a few minutes by foot from Peckham Rye Station (Zone 2), Warwick Gardens, Bellenden Road and Rye Lane.

A gated and well-established front garden sets you back from the pavement. In your front door and your through-reception is to your right of the hall, extending over 22 feet. Welcome features here include stripped boards, stripped doors, a central (timber-surround-framed) fireplace, original shutter to the front sash, and timber-framed French doors which deliver you to the side-return area of the garden.

At the foot of the hall, there’s a useful under stairs cupboard to your left (great for coats and the like), then your generous kitchen/diner is up ahead - extending over 20 feet. The fitted kitchen is a beautiful Shaker-style with a Butler sink in front of a huge picture window (both great decisions!). A painted timber back door opens from the dining area to the side-return area of the garden. Enjoy afternoon sun out here.

Upstairs and you’ve got your bathroom first - with both bath and independent shower - set to the rear of the house.

From the main landing are your two bedrooms. The one to the left is 10 feet by nearly 11 feet. The twin-sashed master bedroom ahead is over 15 feet by over 11 feet. Both have stripped  floors and ceiling-high custom-fitted alcove closets (no need to drag wardrobes up the stairs!).

Transport? Walk just three minutes to Peckham Rye Station, for Overground and regular train services. City-bound buses are also local on nearby Rye Lane.

A wide variety of shops, bars, pubs, cafes and restaurants are all within seriously easy reach. Local restaurants include some of the finest offerings in London: examples are The Begging Bowl, Artusi, Peckham Bazaar, The Coal Rooms, Ganapati, Forza Wine and Miss Tapas.

Local pubs include The Montpelier, The White Horse, The Gowlett, The Victoria Inn and The Prince Albert.

Independent local shops include Flock and Herd butchery, Review bookstore, The General Store and Melange (a chocolate shop!). There's a fairly new wine shop/bar offering too: The Sourcing Table.

Trendy Peckham Levels, Peckhamplex Cinema, The Market Building, and The Bussey Building & Copeland Park complex are a small stroll. Rye Lane also has fruit and veg stalls and handy high street shops, banks and supermarkets. For more options, central Camberwell and East Dulwich’s Lordship Lane are close.

Local schools? These are all well-regarded and include The Belham and Bellenden primaries, and also The Villa Nursery and Pre-Prep. on Lyndhurst Grove.

Your closest green spaces are Warwick Gardens and Peckham Rye Park and Common’s 113 acres. Lettsom Gardens, Ruskin and Burgess Parks are also easily-reached.
