Camberwell Grove, Camberwell

Find this characterful and chain-free townhouse at the Camberwell end of prestigious Camberwell Grove, within Camberwell Grove conservation area, close to Lyndhurst Primary School. Four floors deliver a through-reception, an open-plan kitchen/diner, three double bedrooms, a large bathroom, a downstairs w.c. and plenty of built-in storage and a large attic room with skylights. A low-maintenance and very private garden completes the pretty package. Ample permit-parking is on-street for residents.

Boasting beautiful architecture (Georgian in the main), Camberwell Grove - which starred in a charming episode of the BBC series ‘The Secret History of Our Streets’ - follows the line of a grove of plane trees which once led from a Tudor manor house which afforded an excellent view of the City of London (but three miles north).

Denmark Hill Station is pleasingly close (10 minutes by foot) for Zone 2 main line and Overground trains. Camberwell Church Street is also close for excellent day and night bus routes. Freehold.

In the welcoming hall and the large through-reception stretching 22 feet rests to your right, with the doorway into the second reception space. Built-in alcove storage and pale walls feature here. At the rear of the hall is a bank of storage and a handy downstairs w.c. The back door is out back here too and you’ll find the garden of the ‘city’ variety: with traditional paving, it’s easy to look after and the perfect spot for entertaining guests of an evening or afternoon BBQ. An outside (ceramic) sink is installed here so a wet bar is easily achieved.

Down the stairs for the traditionally-styled, open-plan kitchen with solid wood counters and a larder to the far corner. The dining space is over 14 feet wide and has a generous storage offering. Solid oak flooring runs through both rooms.

Up to the first floor and the master bedroom sits to the front, at over 15 feet by over 12 feet. Adjacent is the property’s oversized bathroom. This has traditionally-styled sanitaryware including a free-standing bath, and smart built-in storage, plus stripped floorboards and an old school style radiator.

On the second floor you’ve two further doubles to front and back, at over 13 feet by over 12, and over 10 feet by over 9. Both boast built-in alcove wardrobes. Stripped floors continue up here too. A substantial ladder allows access to the casual loft room that’s kitted out with skylight windows. Accessible eaves storage is up here as well.

Lyndhurst and Dog Kennel Hill primaries are close. The Dulwich independent schools are but a short drive, as is The Villa Nursery and Pre-Prep. School (on Lyndhurst Grove). A large Sainsbury’s store is local to you on Dog Kennel Hill, or nip down to new M&S Food Hall on Lordship Lane. The Hill Bakery is a classy locals' favourite on Grove Lane (just delicious loaves, and lovely deli bits, too).

The Vineyard restaurant is just next door to the house, with its laid-back vibe and classic Greek dishes. Camberwell has a strong gastronomic offering - some of our favourites are The Camberwell Arms, Nandine, Silk Road and Theo’s. Nice pubs locally, too: The Hermits Cave, The Crooked Well, The Phoenix, The Tiger and The Joiners Arms are all friendly spots.

Over the road you’ll find Zen Yoga Studio and next door; Butterfly (Community) Tennis Club. Camberwell’s leisure centre is also close (walk 3 minutes) with its recently-refurbished pool and gym facilities in a grand Victorian setting. South London is laden with green space - some local bits we like include Lettsom Gardens, St. Giles Courtyard, Myatt’s Fields Park, Ruskin Park and Lucas Gardens. Brockwell Park, Peckham Rye Park & Common, Burgess Park and even Dulwich and Greenwich Parks are all easily reached too.

For more restaurants and social options, Peckham, Brixton, Herne Hill and East Dulwich are all SE5’s neighbouring towns with lots of independent offerings, plus markets and the like (Camberwell Green has a Saturday morning Farmers' Market as well).
