Camberwell Grove, Camberwell
Offers in excess of £850,000.
Large, private and immaculate two double bedroom second floor apartment, which has been sensitively and beautifully refurbished by the current owners.
You have a dedicated off-street parking space on the smart gravelled front drive. And behind you is lovely Lettsom Gardens.
It's a special place, this one: enjoy greenery from each and every window, and light streams through the property at all times of day (so hard to find in London!). Share of Freehold.
Find the bright and perfect (not to mention size of a house!) pad within a row of identical stucco-fronted listed Georgian houses at the top of Camberwell Grove, in Camberwell Grove Conservation Area. It's a grand Regency-style terrace on one of the finest and most well-connected streets south of the river. Our favourite flat-features include the large sash windows onto those leafy vistas, and the bespoke deVOL kitchen. You're in for such a treat.
Denmark Hill Station is close for Zone 2 regular and Overground trains (walk seven minutes). Central Camberwell, East Dulwich and Peckham are all within easy walking distance, and Herne Hill and Dulwich are also close.
Take a few steps up to the main front door, and open into a smart communal hall (which has recently been smartly redecorated) with sweeping stairs up.
In your own front door and you land in a wide hall (generous proportions are a welcome theme throughout this home). The main event is on your right: a huge and bright open-plan reception/dining room/kitchen. It’s over 28 feet by over 16 feet, with three huge sash windows (with original box work), a lovely feature fireplace, and built-in storage to both alcoves.
To the left of the apartment’s central hall are your two well-proportioned bedrooms. These are over 13 feet by over 11 feet and over 14 feet by over 10 feet. The master room has a bank of deep and full height custom-made fitted wardrobes. Both bedrooms have fab views over Lettsom Gardens and allotments and beyond - to Canary Wharf.
At the end of the hall, the bathroom has traditional-style white sanitary ware and fittings, an over bath shower, and smart travertine tiling.
On lovely high ground, you are sitting at the top and southerly end of Camberwell Grove. The street is well-known for its very beautiful architecture (Georgian in the main) and follows the line of a grove of plane trees which once led from a Tudor manor house south to the top of a hill, which afforded an excellent view of the City of London. In 2012, the des-res that is CG was dedicated a charming episode in the BBC series in ‘The Secret History of Our Streets’: well worth a watch!
We've mentioned Lettsom Gardens - it is a top local secret space with woodland and allotments (get your key for a nominal yearly fee). Local larger parks include Ruskin Park, Warwick Gardens, Burgess Park, Peckham Rye Park and Common, Goose Green and Brockwell Park.
For little ones, there is a good nursery (Camberwell Grove Nursery) a few doors down, and popular local primary schools include Lyndhurst and Dog Kennel Hill. The Villa Nursery and Pre-Prep. School are also nearby, on Lyndhurst Grove (2-7).
Getting around? Is so easy. London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water), are all quickly reached with multiple transport options close by.
Denmark Hill is your closest station - walk there in seven minutes. East Dulwich and Peckham Rye stations are also close, plus there are lots of useful bus routes just a few minutes from your door.
Local social hubs include Bellenden Road (check out Artusi, Ganapati, The Begging Bowl and The Sourcing Table) Rye Lane (for Forza Wine and Peckham Levels, The Bussey Building and many more), Camberwell Church Street (in central Camberwell we like Gladwell's, Forza Win, Veraison Wines, Little Cellars, Theo's, Momo, The Camberwell Arms, Silk Road, Nandine and Hermits Cave) and Lordship Lane (for The Cheese Block, SMBS Foods and Franklin's). A large Sainsbury’s store is local on Dog Kennel Hill, or nip down to the M&S Food Hall by East Dulwich Station.
Grove Lane Deli serves delicious fresh loaves and sarnies on nearby Grove Lane, where you'll also find The Crooked Well (pub and classy restaurant). Grove House Tavern is a cool local pub too. South London Gallery is a short stroll away, and Camberwell leisure centre at the foot of Camberwell Grove (on Artichoke Place) has a good range of classes plus gym and swim facilities. Also at the foot of the hill is Butterfly Tennis Club, with Zen Yoga studio next door.
