Bushey Hill Road, Camberwell
Oversized one bed top floor apartment of 525 square feet, with a private balcony to far-reaching views (including uninterrupted views across to Canary Wharf and The Shard), and a generous communal garden too. Long leasehold: 164 years.
The detached building - with its Art Deco style and symmetry - was conceived and intended for industrial use in the Thirties; but the neighbours were having absolutely none of that! So it was neatly converted into just twelve flats, with a smart concrete stairwell and cool original crittall windows - delivering loads of natural light - through its centre.
The property’s fully double-glazed and has been sensitively and thoughtfully refurbished by its current owner. Some of our favourite features are the (mint-condition) stripped original Thirties floorboards, the cute and sunny private balcony, the penthouse position (no footsteps above!), and the Farrow & Ball ‘Arsenic’ detailing throughout the flat; in respectful nod to Peckham Rye Station’s own scheme.
Closest stations? Peckham Rye Station is an 11 minute walk and Denmark Hill Station is yours in 12.
In the main central front door, take the stairs to the third floor, and your own front door. From the hall, swing a left for the double bedroom of over 15 feet by over 9. Enjoy great views. The windowed bathroom’s next door with a timeless white suite and over-bath shower. A cork floor also features, and a heated towel radiator.
Next along the hall’s the kitchen with fitted wall and base units and a Worcester Bosch boiler. A back door opens from here on to the balcony that’s a top space in all senses - for tea and toast, or something stronger.
Lastly, you land in the reception room of over 15 feet by 12 feet. This large room lets you set up dining and seating spaces easily, and the large window (as in the bedroom too) spans most of the far wall - giving you those views again, and making for a pleasingly-bright space.
Back downstairs… The communal rear garden was originally intended to be a loading area so is of a very good size, with a small allotment and greenhouse, plus large lawn. The garden and building are self-managed; all residents have a say in decisions around the building restoration and so forth.
Find excellent bus routes from Peckham Road at the foot of the street, and you've got permit-parking on-street. Bushey Hill Road is a quiet, tree-lined residential ‘Lyndhurst toast-rack’ one which interestingly was once a 'show-street' which showcased types of homes you could custom-order. You're close to Warwick, Lucas and Lettsom Gardens, and to Brunswick Park and South London Gallery. It’s a great spot for enjoying both Peckham and Camberwell town centres.
Local eating and drinking establishments of note include Theo's, Silk Road, The Camberwell Arms, The Hermits Cave and The Crooked Well (SE5), and The Montpelier, Ganapati, Miss Tapas, The Begging Bowl, Levan, The Coal Rooms and Mr Bao (SE15).
Of the warmer months, check out Frank’s and The Bussey Building’s rooftop bars, just off Peckham’s currently pedestrianised main high street: Rye Lane, where you’ll also find trendy Peckham Levels and Market Building.
Cafe culture is enjoyed immensely in these parts - we like Anderson’s and Petitou on Bellenden and Choumert Roads, and Daily Goods, Lumberjack and The Pigeon Hole Cafe; on and just off Camberwell Church Street.
