Bushey Hill Road, Camberwell

Turnkey and beautifully-appointed four bed, three bath thirties end of terrace Freehold home of 1350 square feet. You've got side access (great for bikes), and the house is accompanied by a west-facing garden - with a twist of south - of 35 feet; doors open directly out here from your generous open-plan kitchen/reception area.

Welcome features include the hardwired ceiling speakers (compatible with any music system), the Farrow & Ball and Little Greene decorative scheme, and the Burlington bathroom fittings. You’ve also got a ten year guarantee on newly double-glazed traditional wooden windows to the front of the house. Permit-parking is available on-street.

This is an oft-requested, quiet tree-lined street with a lovely community including neighbours who’ve been here over a generation. It’s set between the centres of Peckham and Camberwell, very close to Peckham Rye and Denmark Hill stations (walk 10-12 minutes). It’s a ‘Lyndhurst toast-rack’ one, running south from The South London Gallery, and north from Lyndhurst Grove - where you’ll find The Villa Nursery. Bellenden Road and central Camberwell are both close.

The front garden has recently been pro-done with gorgeous tiling. In your own front door (with stained glass: we like!) and you land in a wide hall. To your left you’ll find the through-reception which stretches over 27 feet to double doors at the foot onto the garden. The kitchen area is open-plan to the natural dining space - with high gloss white modern units and a central island/bar. Alcove built-in cupboards are great hiders in the second reception area, and two feature fireplaces impress, plus plantation shutters to the front big bay window. Solid oak floors flow through the whole space and you’ve a utility cupboard too.

The garden's decked and lawned with planters and mature flower beds, and boasts a brilliant westerly aspect - you'll not want for sun out here!

Planning permission has recently been granted should you wish to extend the rear space: single storey plus balcony area. The floor is completed by a neat under stairs w.c.

Up the stairs and you’ve a large and lovely twin-windowed bathroom set to the rear (traditional sanitary ware and fittings here plus over bath shower and brick-style ceramic tiling), next door to a generous double of over 13 feet by 10 feet, with garden views and soft grey carpet to the floor. To the front of the first floor you have the master bedroom - of over 15 feet by over 11 - with custom-made built-in alcove wardrobes and plantation shutters to the bay once again, and a slick en suite with a walk-in shower.

The second floor is a thoughtful - and artful - loft conversion; providing you with two (pale-carpeted) double bedrooms and a generous bathroom with over bath shower too. The front room has two skylights, while the rear room has a Juliet balcony with triple folding doors. Accessible eaves storage features in the front room and built-in shelving features in the rear room.

You’re on the Peckham/Camberwell border here so can enjoy both the town centres and their highlights. Denmark Hill and Peckham Rye stations (both on the London Overground network) are each a 10-12 minute walk. The walk to Peckham Rye Station is nice as you can cut through Warwick Gardens. Local green spaces include Warwick, Lucas and Lettsom Gardens, Peckham Rye Park and Common, and Ruskin Park.

There are plenty of useful bus routes from Peckham Road, at the foot of your road, including the no. 436 (Paddington and Victoria), the no. 12 (Oxford Circus) and the no. 171 (Holborn).

Local eating and drinking establishments of note include Theo's, The Camberwell Arms, Good Neighbour, and The Crooked Well (SE5) and The Montpelier, Ganapati, Artusi, Miss Tapas, Levan and The Begging Bowl (SE15).

In the warm months with the long days, Rye Lane’s rooftop bars are the go-to destination for cocktails and people-watching. Rye Lane is also where you’ll find Peckham Plex Cinema (fiver-films-forever) and Peckham Levels. Cafes? We like Anderson’s, Daily Goods, Lumberjack and The Pigeon Hole. Crane’s is top too. Other local town centres for more options include East Dulwich and Herne Hill.

Peckham and Camberwell both have good leisure centres with lane pools, and The Butterfly Tennis Club and Zen Yoga Studio are also local, at the foot of dreamy Camberwell Grove.

Schools? Your locals include Lyndhurst, Dog Kennel Hill, The Belham and Bellenden (primaries), and The Villa Nursery and Pre-Prep. School on Lyndhurst Grove (2-7).
