Bushey Hill Road, Camberwell
Best and final offers invited by 10am, Wednesday 15 January 2020.
Large and light one bed flat of 626 square feet on a quiet, tree-lined residential ‘Lyndhurst toast-rack’ street, located between Peckham Rye and Denmark Hill Stations (8 and 11 minutes by foot respectively). It sits on the second floor of a big and handsome Victorian terrace, and there are just three flats in the building, which sits at the top/highest end of the road, close to Warwick Gardens. Savour both Peckham and Camberwell in this leafy spot between the two town centres. Permit parking, on-street. Share of Freehold.
From the front door you open into a welcoming, homely hall, then your own front door is at first floor level. From the half landing your neat windowed bathroom - with free-standing bath and over bath shower - is on your right, and your carpeted double bedroom straight ahead (it’s over 10 feet by over 10). A west-facing sash window to rooftop views and a pale pink hue on the walls are welcome features here.
From the landing proper, swing a left into the cork-floored eat-in kitchen which has a lovely large larder cupboard, another west-facing sash window, and open-shelf detail, in addition to fitted wall and base units paired with slate counters. On the landing there’s space for a desk next to a large built-in cupboard. To the front of the building is the pale-carpeted huge reception room of over 16 feet by nearly 12, with gorgeous original fireplace, and three sash windows to pretty street views. Feel King/Queen of the Castle up here with no property above you.
Local green spaces include Warwick, Lucas and Lettsom Gardens (bag yourself a key for the latter, for a small annual fee), Peckham Rye Park and Common and Ruskin Park. You’re close to two excellent zone 2 stations. Both offer regular and London Overground services. There are also plenty of useful bus routes from Peckham Road, at the foot of your road, including the no. 436 (Paddington and Victoria), the no. 12 (Oxford Circus) and the no. 171 (Holborn).
Local eating and drinking establishments of note include Good Neighbour, Theo's, Silk Road, The Camberwell Arms, Nandine, The Hermits Cave and The Crooked Well (SE5), and The Montpelier, Ganapati, Miss Tapas, The Begging Bowl, Levan, Tonkotsu and Mr Bao (SE15). Of the warmer months, check out Frank’s and The Bussey Building’s rooftop bars, just off Peckham’s main high street: Rye Lane, where you’ll also find the wonderful Peckham Plex Cinema and Peckham Levels.
Cafe culture is alive and enjoyed in these parts – we like Anderson’s and Petitou on Bellenden and Choumert Roads, and Daily Goods, Lumberjack and The Pigeon Hole Cafe; on and just off Camberwell Church Street. There are also some great coffee spots on Denmark Hill. You're also really close to South London Gallery. Peckham and Camberwell both have good leisure centres with pools, and The Butterfly Tennis Club and Zen Yoga Studio are also local, at the bottom of beautiful Camberwell Grove.
