Bushey Hill Road, Camberwell

With notable scale, and chain-free status, this fine Victorian four bed home measures in at 1758 square feet, and has a low-maintenance, west-facing decked courtyard garden. Four large original bedrooms are delivered over the first and second floors - as well as both bath and shower rooms - and the ground floor boasts a huge through-reception plus large kitchen/diner (where a smart extension makes the most of the plot) which opens onto a utility room.

There’s also a downstairs lavatory, a useful cellar, and loft space that’s ripe for conversion should the mood and budget take you. On-street permit parking for residents means putting your wheels outside is easily achieved. Freehold.

This is one of our favourite streets in the area, set between the centres of Peckham and Camberwell, almost equidistant from Peckham Rye and Denmark Hill stations (walk to these in 11 and 13 minutes respectively); a ‘Lyndhurst toast-rack’ street, running south from The South London Gallery, and north from Lyndhurst Grove - where you’ll find The Villa Nursery.

The house is set back from the pavement by a neat low-maintenance front walled and gated garden. The part-glazed front door is a warm welcome and a smart affair, and once in - to the wider-than-average hall, ceramic tiles impress to the floor, as do the high ceilings!

To your right of the hall and stairs is the downstairs w.c., a cloak/shoe room, and access to the cellar that runs to the front of the house and is a useful storage space. It’s left from the hall into the double-reception, which has solid oak floors, original cornice detail, and old school style radiators (these feature throughout the house).

Plantation shutters feature on the lower panes of the sash windows in the front bay, and each reception space has a period fireplace. French doors open at the foot of the 31 foot long reception space. Off this room to your right is the thoughtfully-extended eat-in kitchen with plenty of built-in storage in the form of cupboards, dressers and open-shelving, paired with solid wood counters. The independent utility/laundry is set beyond the kitchen, and this room has a second exit to the garden via its part-glazed back door.

The first floor serves up three large bedrooms; the rear rooms are over 11 feet by 10 and 14 feet by 12, while the master is 14 feet by nearly 13 and has generous built-in wardrobe provision plus a large sash onto leafy street views. A smart windowed bathroom with free-standing bath and elegant sanitaryware is set next to the master at the front of the building, accessed from the landing, and a neat wet room completes the floor, with richly-coloured mosaic tile detail.

Follow the handsome dark wood bannister up to the second floor and you’re met with a good landing space and your fourth double bedroom of over 11 feet by 10.

Local green spaces include Warwick, Lucas and Lettsom Gardens, Peckham Rye Park and Common, and Ruskin Park. There are plenty of useful bus routes from Peckham Road, at the foot of your road, including the no. 436 (Paddington and Victoria), the no. 12 (Oxford Circus) and the no. 171 (Holborn).

Local eating and drinking establishments we would point you in the direction of include Theo's, The Camberwell Arms, Nandine, Good Neighbour, and The Crooked Well (SE5) and The Montpelier, Ganapati, Artusi, Miss Tapas, Levan, The Begging Bowl and Mr Bao (SE15). In the warm months with longer days, Rye Lane’s rooftop bars are the go-to destination for cocktails and people-watching.

Rye Lane is also where you’ll find Peckham Plex Cinema and Peckham Levels. Cafe culture is alive and well-practiced in these parts – we rate Anderson’s and Small White Elephant, and Daily Goods and The Pigeon Hole Cafe.

Peckham and Camberwell both have good leisure centres with large lane pools, and The Butterfly Tennis Club (with very reasonable annual fees) and Zen Yoga Studio are also local, at the bottom of beautiful Camberwell Grove.

Schools? Your locals include Lyndhurst, Dog Kennel Hill, The Belham and Bellenden (primaries), and The Villa Nursery and Pre-Prep. School on Lyndhurst Grove (2-7).
