Bushey Hill Road, Camberwell

Double-fronted Victorian house with west-facing garden, on a quiet, tree-lined ‘Lyndhurst toast-rack’ street that's located between Peckham Rye and Denmark Hill Zone 2 stations (walk to these in 10 and 13 minutes respectively). The house measures in at a dizzying 1908 square feet, which excludes the loft space. The property’s been renovated and enhanced with obvious care and respect by the current owners. A handful of our favourite features are the folding doors out to the wide garden, the old school style radiators, and the many period details (including original fireplaces and stripped floors). We’re also impressed by the sellers' decision to swap out a bedroom for an oversized, luxury bathroom. Freehold.

A generous front garden with slick box hedging sets the house back from the street. Take the part-tiled path through the centre of this to the front door and open into a wide hall. Off to your right is a large reception room with bay window, central fireplace, and some smart alcove shelving. The room stretches over 12 feet by over 17; the proportions throughout the house – including the delightfully-high ceilings – are a joy.  On through the hall and a second reception room takes advantage of the wall-spanning and west-facing folding doors to the garden, and offers a private family or entertaining space. Access the cellar from a part-glazed door from this room, which is handy for storage.

To the left of the hall (or arrive via reception number two) is a huge double, and double-aspect room, with the natural dining area to the front of the house (again, it’s a space of over 17 feet by over 12) and this has a second bay window (east-facing) plus an opened up fireplace that makes a perfect wine store. The kitchen area sits to the rear and is a timeless cream affair, with oiled hardwood counters and splashback, with slim shelf detail. Beyond the kitchen is a utility room where you’ll also find a back door onto the low-maintenance and well-established garden that has both decked and paved areas.

Up the stairs and you’ll find an independent w.c. on the half landing level – great for ground floor guests or family life. Up to the landing proper and the pleasing symmetry of the house is in full show. Straight ahead is an obvious office or dressing room (or reinstate it as a bathroom should you prefer). To the front of the house are two large double bedrooms with twin sashes, of 15 feet and 10 feet and 15 feet by 12. Set to the rear of the house you have a third double bedroom with garden and rooftop views (13 feet by 12), and a huge bathroom with both bath and shower, Amtico flooring, large sash window, and period fireplace. All of the bedrooms have bespoke, built-in storage. Tick!

Local green spaces include Warwick, Lucas and Lettsom Gardens; bag yourself a key for the latter for a nominal fee), Peckham Rye Park and Common and Ruskin Park. There are plenty of useful bus routes from Peckham Road, at the foot of your road, including the 436 (Paddington and Victoria), the 12 (Oxford Circus) and the 171 (Holborn).

Local eating and drinking establishments of note include Theo's, The Camberwell Arms, The Hermits Cave and The Crooked Well (SE5) and The Montpelier, Ganapati, Miss Tapas, The Begging Bowl and Mr Bao (SE15). In the warm months, Rye Lane’s rooftop bars are the hippest destination for cocktails and people-watching. Rye Lane is also where you’ll find Peckham Plex Cinema and Peckham Levels. Cafe culture is alive and well-practiced in these parts – we like Anderson’s and Small White Elephant, and Daily Goods and The Pigeon Hole Cafe. Peckham and Camberwell both have good leisure centres with large lane pools, and The Butterfly Tennis Club (with such reasonable annual charges plus drill sessions) and Zen Yoga Studio are also local, at the bottom of beautiful Camberwell Grove. Local provision for little ones includes Lyndhurst, The Belham and Bellenden (primaries), and The Villa Nursery and Pre-Prep. School on Lyndhurst Grove (2-7).
