Bushey Hill Road, Camberwell

Immaculate four bedroom semi-detached Victorian house delivered over three floors, with an east-facing walled garden, and side access. And your luck is in: the house is being sold chain free.

Find the pleasing home at the top/southerly end of Bushey Hill Road - one of the desirable ‘Lyndhurst toast rack’ streets, in leafy Camberwell/Peckham Rye borderland. Permit-parking is on-street.

Walk 10 minutes to Peckham Rye Station, or 11 to Denmark Hill Station. Both are Fare Zone 2 and on the London Overground network.

You’re seven minutes from Bellenden Road, and about three from the well-loved Villa Nursery and Pre-Preparatory School (2-7).

A neat front walled and gated garden sets the house back from the street. In your front door and the high-ceilinged hall is a pleasing welcome. Formal reception rooms are set to your left, in through-style, with exposed-brick chimney breasts. The front room is over 12 feet each way. The second is over 12 feet by over 11 feet. Both rooms have cast-iron fireplaces with lovely marble surrounds. Painted timber-framed French doors deliver you from the natural dining room out to the glorious garden.

At the foot of the hall, find your double-aspect kitchen/diner, extending over 16 feet. There are smart gloss white modern units to two walls. Take a few stairs down at the end of the room to the cellar area - which hosts a dedicated utility/laundry area, and a handy downstairs w.c.

The well-established garden has year-round interest, and a sturdy shed (which is staying). Side access makes both gardening and garden parties easy,

From the half-landing, land upon an oversized bathroom - with free-standing roll-top bath, an independent shower, and plenty of storage.

From the landing proper, first find a double bedroom of 13 feet by over 11 feet, with custom-made alcove closets and feature fireplace. Next door is a large master bedroom of over 17 feet by over 12 feet, with bespoke built-in wardrobes, and two sash windows.

Two further double bedrooms await on the second floor. Both have accessible eaves storage, feature fireplaces, and regular and skylight windows.

Bushey Hill Road developed over its own history as a ‘show street’ of varying architectural styles - where one could choose a style of home to be built. It's of the tree-lined and residential variety.

This is a top community to set your hat, with local green spaces which include Warwick, Lucas and Lettsom Gardens (bag yourself a key for the latter for a nominal fee), Peckham Rye Park and Common and Ruskin Park.

As well as the really-close Zone 2 stations, there are plenty of useful bus routes from Peckham Road, at the foot of your road, including the 436 (Paddington and Victoria), the 12 (Oxford Circus) and the 171 (Holborn).

Local eating and drinking establishments of note include The Camberwell Arms, Nandine, Forza Wine, Good Neighbour, Momo, Theo’s, The Hermits Cave and The Crooked Well (SE5) and The Montpelier, Ganapati, Miss Tapas, The Coal Rooms, Levan, Il Giardino, The Begging Bowl and Mr Bao (SE15).

Luxury groceries are easily found at Gladwell’s and Grove Lane Deli in central Camberwell, and at The General Store on Bellenden Road. For fine wine, check out Veraison Wines on Camberwell Church Street, and The Sourcing Table on Bellenden Road.

In the warm months, Rye Lane’s rooftop bars are the hippest destination for cocktails and people-watching. Rye Lane is also where you’ll find Peckham Levels, The Bussey Building, and Peckhamplex cinema.

Peckham and Camberwell both have good leisure centres with large lane pools, and The Butterfly Tennis Club and Zen Yoga Studio are also local, at the bottom of beautiful Camberwell Grove.

Local provision for little ones includes Lyndhurst, Dog Kennel Hill, The Belham and Bellenden (primaries), and The Villa. The Dulwich schools are just a short drive.
