Brunswick Park, Camberwell
Generous two double bedroom conversion flat in a glorious position directly facing Brunswick Park - a pretty and historic one with public tennis courts. It takes the first floor of an attractive semi-detached Georgian villa; measuring in at 788 square feet. Share of Freehold.
Camberwell Church Street/Peckham Road is a three minute walk for buses to Oval and Elephant & Castle tube stations and beyond. Or walk 15-20 minutes for Denmark Hill or Peckham Rye stations.
The shared main door is up a few steps to the front of the building. Ascend the stairs to the first floor and your own front door. The hall is bigger than you’ll find in most conversions, and all rooms are accessed from here.
First on your right is the first bedroom - the largest, at over 16 feet by over 14 feet - and this is a room with a view! Two large sash windows look through mature trees over park vistas. Adjacent is another double - a very decent 14 feet by over 9 feet. Again, those classy park views deliver. As throughout, walls are fresh and white - maximising the light, and drawing focus on the leafy views from the property's large windows.
Straight ahead from the hall is the bathroom which has modern white sanitary ware, an over bath shower, and a double-glazed window.
To the left of the hall, first find your large reception room of 12 feet by nearly 13 feet, with a south-facing sash window. Next door is the kitchen/diner - of over 12 feet by over 12 feet. Not a dinky room in sight with this listing!
But steps away, Brunswick Park was developed from meadowland from 1847, when Brunswick Square was laid out with an area of private communal garden in the centre. It was named after King George IV's marriage to Caroline - daughter of the Duke of Brunswick. In 1901 Camberwell Borough Council purchased the garden (then divided by a roadway) for a public park, which opened in 1907. Tennis courts and a playground were opened in 1937, and the park was refurbished by Southwark Council in 1997-99.
You can also stroll easily to Lucas Gardens and Ruskin Park. Burgess and Peckham Rye Parks are just a little further, and there’s a popular weekly Farmers’ Market on Camberwell Green (Saturdays, 10am-2pm).
A few minutes from the flat, find Camberwell Church Street - the continuation of Peckham Road; at your feet are the popular buzzy centres of both Camberwell and Peckham. We recommend highly: South London Gallery, The Camberwell Arms, Momo, Hermits Cave, Silk Road, Nandine, The Crooked Well and Theo’s.
Some Peckham treats of note are Peckham Levels, rooftop bars (Frank’s Cafe, Forza Wine…), The Begging Bowl, Artusi, Levan and Peckham Bazaar.
Local leisure options include Camberwell Leisure Centre on Artichoke Place and Zen Yoga Studio on Camberwell Grove. Also Butterfly Tennis Club (also on CG). For more options, Brixton, Herne Hill, Dulwich, New Cross and Deptford are a short bus ride away.
