Breakspears Road, Brockley
Raised ground floor one bed flat of 400 square feet with private balcony (directly-accessed off the reception room), within a substantial double-fronted Brockley Conservation Area semi, just eight minutes from Brockley Station (regular and Overground services here), and five minutes from beautiful Hilly Fields. Share of Freehold.
Breakspears Road is one of the principal Brockley CA streets: wide and mature-tree-lined, with plenty of unrestricted parking, and generous and glorious Victorian architecture.
A box-hedge framed front garden of a good size is a pleasing welcome. In the shared hall and your front door rests to your left. Open in and first on your left is a huge and high-ceilinged double bedroom of over 13 feet both ways. The big bay window (with its original woodwork - you have this in the reception room too) is a gorgeous feature, as are the stripped floorboards and fancy period fireplace.
Straight ahead from the hall you'll find the property’s neat shower room with contemporary fittings and large profile tiling. Above this room you’ve a useful storage loft - accessed from the hall.
The large reception room/dining room/kitchen is right from the hall. Again, the high ceilings impress, as does another lovely fireplace. French doors open onto your private balcony which enjoys loads of afternoon and late sun. it’s the perfect spot for nurturing potted things or for enjoying tea and toast or a glass of something stronger. The fitted kitchen takes one wall and has an architectural feel.
Brockley Station is an eight minute walk, and St Johns Station and Crofton Park stations are both yours by foot in 12 minutes.
From Lewisham Way and Brockley Road you’ve also got a good choice of bus routes.
Central Brockley’s really close, with a lovely European feel around the station and surrounds - where you’ll find independent coffee shops and neighbourhood eateries and hangouts (we particularly like Brockley Brewery, Parlez and Browns of Brockley, plus The Gantry, Brickfields and The Orchard). Closer to Crofton Park, The Rivoli Ballroom is an amazing destination for pop up nights.
For a hip evening out, stroll down to Deptford High Street and Market Yard - with cafes, bars and restaurants (here we rate Marcella, The Tapas Room, Isla Ray’s, Villages, Stockton and Gin & Beer). You’ve also got regular markets, and a library and recently-upgraded leisure centre.
New Cross, Ladywell, Greenwich, Blackheath, Peckham and Camberwell are also a short bus ride/drive/cycle for further options.
