Benhill Road, Camberwell
Classic bay-fronted mid-terraced Victorian terrace of 1603 square feet delivered over three full floors, with two entrances and a lovely and mature east-facing garden of 45 feet - which backs onto Brunswick Park.
It’s a pleasingly-leafy setting, yet you’re only five minutes from central Camberwell and the beautiful landmark that is St. Giles Church. Denmark Hill Station is a 14 minute walk. Lyndhurst Primary School and The Villa Nursery are but a short walk too.
The current owners have enjoyed the house since 1992 and it’s in good shape and good decorative order throughout. And there’s obvious extension potential should you fancy a future project. Permit-parking on-street is available for residents. Freehold.
Entering at raised ground floor level, you open into a delightful hall. Your formal reception rooms rest to your left - with big bay window and cast iron fireplace with marble surround to the front reception, and pretty timber-framed French doors and Juliet balcony to the second.
At the end of the hall you’ve a guest lavatory and coat cupboard opposite that, then a bedroom of over 9 feet by over 8; this room’s currently in use as a generous study with bespoke book-casing and sash window to verdant vistas.
At lower ground floor level open a front door here to find a handy store to your right, and a door to a third reception (a natural formal dining room) to your right. It’s over 15 feet by over 14, with another central fireplace with marble surround.
The big kitchen is next door. It’s over 11 feet by over 10, with smart wooden units paired with granite counters, plus a big sash window onto the wide side return area of the garden. Beyond the kitchen you have your back door to the garden, and a welcome utility room.
Taking the stairs from the raised ground floor you first arrive at the big bathroom set off the half-landing. The basin and w.c. are traditional in style, and you have a large modern shower plus a built-in closet too. It will be easy to reinstate a bath if you’d like to (the plumbing for one exists under the floor where the chest of drawers currently stands).
From the main landing you have hatch-access to the boarded loft. The master bedroom set to the front of the house is over 16 feet by over 12, with feature fireplace, two sash windows, and deep built-in (ceiling-high) wardrobes to both alcoves. Next door is the third bedroom - a good double at nearly 12 feet by over 10.
At the top of the road, you’ve got Camberwell Church Street: the continuation of Peckham Road. So at your feet are the popular town centres of both Camberwell and Peckham. The South London Gallery is really close. We also recommend live jazz on Fridays at The Crypt under St. Giles Church, The Camberwell Arms, Good Neighbour, The Hermits Cave, The Crooked Well, Silk Road and Theo’s for pizza.
In the other direction, check out Peckham Levels, Peckham Plex Cinema, and the rooftop bars of Rye Lane. Plus handy high street shopping and markets. And Bellenden Road is awash with great places to eat - we love Ganapati, Artusi and The Begging Bowl a lot.
Brunswick Park is just behind the house - the tennis courts are good here. You can also stroll to Burgess Park, Lucas Gardens and Ruskin Park. Myatt’s Fields and Peckham Rye Parks are just a little further, and there’s a weekly Farmers’ Market on Camberwell Green (Saturdays, 10am-2pm).
Local leisure options include Camberwell Leisure Centre (with Victorian lane pool) on Artichoke Place and Zen Yoga Studio on Camberwell Grove, next to Butterfly Tennis Club. For more options, Brixton, Herne Hill, Dulwich, New Cross and Deptford are but a bus ride or cycle away.
