Avondale Rise, Peckham Rye
Cool two double bedroom split-level conversion apartment of 706 square feet, within a Victorian terraced house. You’re located between two Fare Zone 2 stations (eight to ten minutes by foot): Peckham Rye and East Dulwich. Bellenden Road is at the foot of the street. Parking is unrestricted, on-street.
There’s one flat below yours and you share a hall. From here take the stairs to your own front door on the first floor. Open the door ahead of you to find a large and bright reception room the width of the terrace (15 feet) with a pair of pretty arched-sash windows to pretty street views. Oak floors and a neutral decorative scheme are welcome features.
Off the reception you’ve got the generous fitted kitchen with modern Shaker-style fitted units and a south-facing window. If you preferred you could make it a separate room but we like the open-plan feel which works well for entertaining.
Up a few stairs to the next landing and you’ll find a modern windowed bathroom (with over bath shower) and the double bedroom; this is over 9 feet by 7 feet and takes a double.
Up again and you’ve got the converted loft - a beautiful big double bedroom with built-in storage and two windows (one a skylight). It’s nice high ground here so all the views are particularly nice at the back of the property.
What a hot spot. Currently undergoing further regeneration locally (the Peckham Rye Station refurbishment is particularly exciting, and The Peckham Coal Line linear park too), Peckham has loads of independent shops, restaurants and cafes, as well as pop-up and regular events and festivals.
Within a matter of minutes, at your feet you’ve got Ganapati, Miss Tapas, The Begging Bowl, Levan, Petitou, Il Giardino, The General Store, Flock & Herd butchery and Review (the best book shop around!).
Rye Lane is also close for Peckham Levels, The Bussey Building & Copeland Park, plus handy high street shops, banks and fruit and veg stalls.
Central Camberwell is an easy walk for The South London Gallery and more restaurants etc. The Camberwell Arms, Jazz at The Crypt and Theo's come recommended.
East Dulwich’s Lordship Lane and North Cross Road are also easily walkable. We love the Saturday street market on the latter.
Green space? Warwick Gardens is close, and Lettsom Gardens a short walk. Bigger open spaces include Peckham Rye Park and Common, Ruskin and Dulwich Parks. Brunswick Park and Lucas Gardens are also nice.
