Arbuthnot Road, New Cross
Offers in excess of £475,000
Cool two double bedroom ground floor flat of 709 square feet, with a long lease and a private sunny terrace (south-east facing), plus a large communal garden. Each flat also has their own garden section and a handy storage shed. The block of just six flats was built in the nineteen fifties by The Haberdashers’ Company.
This flat has loads going for it; we are particularly fond of the excellent layout (no box rooms or tight corridors here), the built-in storage cupboards, the wooden floors, the large windows, the neat white walls and the recently-renovated rustic-style kitchen.
Find your new address on a leafy residential street close to the Telegraph Hill parks, just a nine minute walk from Nunhead Station and a 10 minute one from Queens Road Peckham Station. Both are Fare Zone 2.
Open the main front door into a neat and bright shared hall. It’s from the back of here that you can access the large shared rear garden. Open your own front door to a generous entrance hall with two built-in cupboards. The property’s windowed bathroom is first on your right, with simple white sanitary ware and an over bath shower.
To your left of the hall is the first bedroom - a very decent double of 12 feet by over 9 feet. Next door is a larger double - of 15 feet by over 9 feet.
The independent kitchen is set to the right of the hall another handy cupboard by the door here provides the perfect location for your washing machine; this has Shaker-style units and a big ceramic Butler sink, brick-style tiling, solid oak counters, and open shelf detail too.
Lastly you’ve got the delightful (and delightfully-large) reception room with a double-aspect. It’s here you open out to your private terrace which enjoys a notably sunny orientation.
The communal gardens are regularly maintained and have grass and washing line areas.
What a hot little spot... Nunhead Station and Nunhead’s popular independent high street are both but a nine minute walk. Queens Road Peckham Station is a 10 minute one and gives you the extra option of Overground services. And you can take your pick of handy day and night bus routes on nearby Queens Road and Nunhead Lane.
The village-like feel of Nunhead Green is just a short stroll away. Nunhead has a butcher, fishmonger, bakery and bottle shops, as well as a pubs, cafes, restaurants and a new handy Co-Op. We like Goodcup, El Vermut and Four Hundred Rabbits in Nunhead, plus Kudu, Beer Rebellion, and Blackbird Bakery by Queens Road Peckham Station (Kudu opens another eatery soon on Nunhead Lane).
The centres of Peckham, New Cross, Brockley and East Dulwich are also very close for more options.
Telegraph Hill is a bit of a dreamy community to call home with its own cafe/community hub by the parks (The Hill Station).
Telegraph Hill’s Victorian Parks are delightful, and there’s a weekly Saturday market held in the Lower Park, or you can nip down to Brockley Market (held on Saturdays in the Lewisham College Car Park - very foodie and far fancier than it sounds!).
Local schools are excellent and include Haberdashers' Aske's Hatcham College (covering 3-18) and Edmund Waller Primary (3-11); both but a short walk away.
