Ansdell Road, Nunhead
1543 square feet of beautifully renovated and extended bay-fronted five bed, two bath Victorian terrace over three floors, on a tree-lined residential street between Nunhead and Queen’s Road Peckham stations (walk 6 minutes to each). Nunhead’s charming high street, library and green are also close, as is the up and coming area around QRP Station.
The house has brand new windows and radiators throughout, plus Hive heating, and the combi-boiler is under a year old. Parking is unrestricted on the street. Freehold.
A neat, walled front garden sets the house back from the street. From the hall, take a left into the double-reception room, with floor boards underfoot and plantation shutters to the front bay, plus built-in storage to two alcoves and an attractive (and working) fireplace. Painted-timber French doors open from the second reception to the side return area of the garden.
Moving through the property, a large under stairs storage cupboard is on your right, then it’s on through for the large kitchen/dining room which extends over 20 feet, with a back door to the garden, square bay, and built-in seating (in the bay). The fitted kitchen has plentiful cupboard storage, and is a timeless Shaker-style, with solid wood counters and breakfast bar.
Beyond the kitchen you have a utility room and independent w.c. (equally great for guests or potty training!). There is underfloor heating from the kitchen all the way through to here.
The garden - which extends over 40 feet and has an easterly orientation and enjoys lots of sunshine - has a neat paved area nearest the house, a built-in BBQ, then a healthy lawn before the solid shed/outhouse at the foot of the garden.
Up to the first floor and from the half landing you’ve got your first double bedroom to garden views, and a modern windowed bathroom with high-end fittings, and metro-style tiling plus over bath shower. From the landing, another double rests to your right (it’s 11 feet by over 9), then the generous master bedroom takes the width of the terrace; it’s over 15 feet by 11, with built-in alcove wardrobes and also features a wood burner. What luxury!
The second floor is home to another bedroom and immaculate windowed shower room, plus a large double bedroom with accessible eaves storage, skylights, and a Juliet balcony. All the bedrooms have soft grey carpets.
Nunhead has a London-village feel with central green, playground and community centre (by AOC architects), and excellent, established staples, including Ayre’s bakery and Soper’s wet-fish shop. Newish popular arrivals include El Vermut, Babette, and Four Hundred rabbits (posh pizza). The Old Nun’s Head is a reliable local. Other strong local pubs include The Telegraph at The Earl of Derby and Skehans. Andhe house is just a 10 minute walk from our favourite restaurant: Peckham Bazaar.
You’re close also to all things Peckham: Kudu, Smokey Kudu, Mamma Dough and Blackbird Bakery are all great - near QRP Station, and you can walk 16 minutes for Rye Lane (where you’ll find Peckham Plex Cinema, Peckham Levels, The Bussey Building plus high street shops, markets and banks), Peckham Rye Station, and you're closer still to Peckham Rye Park and Common's 113 acres. East Dulwich gives you more options too.
It’s a short stroll to the Telegraph Hill area’s gorgeous parks with views, tennis courts and a weekly (Saturdays from 10am) Farmers’ Market. Locally, Nunhead Cemetery is a beautiful Victorian one (one of ‘The Magnificent Seven’) with organised tours, and butterflies, birds and beautiful big trees.
For more options, Camberwell, New Cross, Deptford, Brockley and Greenwich are all but a short journey.
Little ones? Edmund Waller and Ivydale are both close and well-regarded.
