Amott Road, Peckham Rye

Neat fifties-built three bedroom house (one of a pair) with a sunny garden, which has been in the same family since being built. It rests in pleasing end-of-terrace position, on the corner with Keston Road. Chain free.

Amott Road is a popular residential street which puts you in striking distance of Peckham Rye Station, Bellenden Road, Peckham Rye Park and Common’s 113 acres, and East Dulwich’s Lordship Lane - walk seven to 10 minutes to all of these!

A roomy windowed hall provides a warm welcome and a built-in coat closet is a great feature.

On your left, you have your reception room (of over 14 feet by 11 feet), and from here you access a second reception space/dining room, of over 9 feet each way, and with double-doors opening out to the garden.

Next door to the dining room (also accessible from the hall), you have your independent fitted kitchen. A second access point to the garden is here.

The firsy floor delivers three bedrooms of varying sizes. To the front you have a large principal bedroom - of over 15 feet by over 11 feet (with built-in wardrobes), and a large single - of over 8 feet by over 7 feet.

To the rear you have a double bedroom of over 12 feet by 10 feet, and a windowed modern bathroom with the w.c. separate and next door.

An enviable and well-connected spot to call home. Peckham Rye Station (Fare Zone 2) is a short walk for regular and Overground services - walk there in nine minutes. East Dulwich station is also close - a 12 minute walk.

Green space? Warwick Gardens, Peckham Rye Park and Common and Goose Green are all close.

Local schools include St John’s & St Clements, Bellenden Primary and The Belham (run by Dulwich Hamlet Educational Trust). The Villa Nursery and Pre-Prep. School for little ones aged 2-7 is also close by and very popular.

The independent shopping, dining and drinking opportunities of Bellenden Road are a short stroll from the door. You needn’t leave the neighbourhood to socialise and dine in style and superb taste! Local cafes and restaurants include The Begging Bowl, Petitou, Banh Banh, Levan, Mr Bao, Miss Tapas, Ganapati, Peckham Bazaar and Artusi restaurants.

Local pubs include The Gowlett, The Montpelier, The Victoria Inn and The White Horse.

In the warmer months, head rooftop for drinks at Frank’s and also at Forza Wine (small plates here too). Rye Lane is really close for high street essentials, and supermarkets and stalls, as well as Peckham Levels and The Bussey Building and Copeland Park complex plus Market Building.

East Dulwich/neighbouring SE22 has so many options as well. There is also a Picturehouse cinema and a wonderful Saturday market on North Cross Road. William Rose and SMBS are great for independent grocery shopping. You have a fishmonger, greengrocer, and cheese shop as well.

For more options, Nunhead, Camberwell, Dulwich Village and Herne Hill are all easily-reached.
